Roving Assistant Maintenance Supervisor

The Assistant Maintenance Supervisor will assist in overseeing the on-site maintenance staff, diagnosing and repairing various maintenance issues, and ensuring compliance with company standards while providing excellent customer service.

Responsibilities
Assist the supervisor with overseeing the on-site maintenance staff
Diagnose and repair problems in various areas such as HVAC, electrical, plumbing, pool, carpentry, drywalling, exterior structural, and appliances
Schedule, monitor, and perform preventative maintenance and apartment turns
Purchase maintenance supplies within the planned budget
Conduct thorough inspections before and after move-ins and move-outs, as well as after apartment turns
Promptly respond to work order requests from residents and effectively delegate work orders to the maintenance staff
Conduct regular property inspections to maintain cleanliness and identify potential issues
Obtain bids from outside contractors and ensure their work is completed to the highest standards
Accurately prepare and submit property invoices, along with assisting in vendor selection and maintaining quality relations
Ensure excellent service is provided to prospective and current tenants
Participate in Company-provided training sessions, such as fair housing, safety, non-discrimination, and harassment prevention
Comply with Company National Standards, applicable health and safety rules and regulations, as well as local, state, and federal laws
Respond to on-call duty when scheduled and ensure daily inspections of pool and fitness areas for safety
Qualification
Required
High School diploma or equivalent
Valid driver's license, a reliable vehicle, and auto insurance
Ability to read, write, understand, and communicate in English
Ability to use a personal computer and working knowledge of Microsoft Word and Excel, as well as other computer tracking systems used at the property
Ability to use standard maintenance equipment
Preferred
Minimum 2 to 3 years of previous experience in property management maintenance, other building maintenance, or related trade is preferred
