Responsibilities
Conduct legal title research to identify surface owners, heirs, lienholders, or other parties with interest in parcels located within project limits
Review and interpret deeds, plats, easements, subdivision maps, probate records, trustee/foreclosure documents, GIS layers, and tax records
Identify existing easements and determine applicability to the program
Research and compile documentation required for new easement, quit claim or supplemental easement conveyance
Verify legal descriptions for accuracy and consistency
Work collaboratively with ROW Agents, CAD, Title Review, and Engineering teams to support accurate and timely easement packages
Maintain document control, naming conventions, and retention requirements consistent with Dominion and Stantec processes
Track title findings, status, and required actions in company systems (e.g., SUMS, SharePoint, GIS, and project trackers)
Communicate effectively to clarify ownership issues or document deficiencies
Qualification
Required
Associate Degree
Minimum 1 year of experience in title research or related field
Detail-oriented research skills
Professional communication skills
Familiarity with land records and easement processes
Ability to conduct legal title research to identify surface owners, heirs, lienholders, or other parties with interest in parcels
Ability to review and interpret deeds, plats, easements, subdivision maps, probate records, trustee/foreclosure documents, GIS layers, and tax records
