Responsibilities
Review loan documentation for completeness, accuracy, and compliance prior to funding
Verify funding conditions have been met and coordinate with title/escrow companies to ensure timely disbursement
Balance and authorize wire transfers in accordance with approved funding figures
Communicate effectively with internal processing, closing, and post-closing teams
Work closely with warehouse banks to ensure timely delivery of loan funds and compliance with funding requirements
Review and reconcile final closing disclosures, wire instructions, and funding figures
Ensure compliance with state and federal lending regulations, company policies, and investor guidelines
Assist in resolving any funding or post-closing issues that may arise
Maintain detailed and accurate records of all funding transactions
Provide exceptional service to internal and external partners to ensure smooth and timely closings
Qualification
Required
Minimum 3 years of mortgage loan funding or closing experience, preferably with a correspondent or direct lender
Strong knowledge of TRID guidelines, wire processes, and loan documentation requirements
Familiarity with LOS platforms such as Encompass or similar systems
High attention to detail and strong organizational skills
Excellent communication skills and ability to work effectively in a fast-paced environment
Ability to manage multiple files and deadlines with minimal supervision
Strong problem-solving skills and the ability to work collaboratively across departments
