Inn Engineer II - Full Time
Biltmore is a renowned estate seeking a Maintenance Engineer II to support the upkeep and operations of the Inn. The role involves performing repairs and maintenance across various systems including plumbing, electrical, and HVAC, while ensuring exceptional service for guests.

Responsibilities
Maintain an accurate knowledge of correct maintenance procedures and use of equipment
Maintain a thorough knowledge of: All Inn features, services and hours of operation. All room types, general layouts and locations. Room availability status for any given day
Have an overall knowledge of Biltmore Estate activities, special events and attractions on the Estate
Monitor and maintain cleanliness, sanitation and organization of assigned work areas
Receive daily work assignments from Chief Engineer or Assistant Manager and review priorities and special projects
Maintain stock levels of fixtures, tools and other standard supplies. Communicate shortages and requisition needs to the Engineering Supervisor
Build a thorough knowledge of carpentry functions including finish work, various types of wood, wood joining and types of stains. Working with sheet rock, mortise lock installation, glazing, glass cutting, vinyl bases, installing, maintaining and repair of furniture, ceiling tiles, grid work, fasteners, doors, walls, sliding glass doors, framework, cabinetry, hinges, locks and closers, repair all types of special fabricated furniture, assemble and install cabinetwork, partitions, permanent structures, walls and ceilings. Understand blueprints and drawings, perform repairs and alterations of Inn building components and wooden structures
Gain the knowledge of the property’s plumbing equipment and systems which include: main water and gas valves, all branch water and gas vales, hot and cold water distribution, air piping system, building fire sprinkler system and valve location, repair and replace leaking and broken pipe connections, open clogged and restricted water drains and sewer lines, service plumbing defects such as water, diesel, steam and gas leaks. Repair or replace: faucets, showerheads, flush mechanisms in tank and Sloan operated toilets, toilets and seats, sinks, sump pumps, circulating pumps, booster pumps, filtering and re-circulating systems, chlorinator, strainer and water softeners
Understand, operate and maintain the electrical systems service and equipment which include; electrical distribution panels, branch electric circuits, switches receptacles and light fixtures, motors and control circuits, fire alarm, emergency lighting and power plant electrical systems and appliances
Install, maintain, replace or repair: furniture, ceiling tiles, grid work, fasteners, doors, walls, sliding glass doors, framework, cabinetry, hinges, locks, and closers
Ensure that the swimming pool and equipment are properly maintained. Conduct water sample tests to ensure proper chlorination and pH
Maintain proper use, cleaning and storage of all tools, equipment and supplies
Maintain cleanliness and organization of the work area to including inventory, requisition, and trash removal and clean up
Handle chemicals for designated uses/surfaces
Assist with any special projects assigned. Assist with any type of room preventive maintenance
Maintain complete knowledge of and comply with all departmental policies, service procedures and standards
Organize materials, tools and equipment to perform daily assignments
Check work orders, log books and messages for any problems. Make rounds checking these problem areas and note any touch up needs or safety concerns at the Inn
Schedule work in accordance with preventive maintenance program in rooms, coordinating with the Executive Housekeeper and Front Office
Prepare and complete the daily log, ALICE work orders, paperwork, etc. Ensure security of any assigned keys
Complete all paperwork and closing duties before leaving. Review status of assignments and any follow-up actions with the Engineering Supervisor
Attend designated departmental and staff meetings
Recommend energy saving ideas. Recommend safety ideas; participate in fire prevention and other life safety programs
Graciously communicate with guests, management and co-workers
Assume the responsibilities of other Engineers when needed, which include conducting rounds and checking building equipment
Maintain positive guest relations at all times and anticipate guests’ needs, respond promptly and acknowledge all guests, however busy and whatever time of day
Qualification
Required
High school diploma
Excellent verbal and written communication skills; must be able to provide clear and concise directions and instructions
Basic knowledge of how to layout minor renovation projects and proper materials to be used
Compute basic mathematical calculations (add, subtract, multiply and divide numbers)
Basic understanding of construction and cabinetry, decorating – dry wall repair and wall paper repair and installation
Proper chemical handling and disposal
Mechanical and electrical/safety systems construction method
Power and hand tools, meters, etc. as it relates to the technical trades
Ability to: Interpret manufacturer's literature for installation, preparation use and upkeep of various materials and products used throughout the property
Be well organized and follow instructions
Focus attention on details
Operate high reach lifts
Provide a working drawing for special assignments
Prioritize tasks and comply with deadlines for work assignments
Work and perform job functions with minimal supervision
Work cohesively with co-workers as part of a team

Exert physical effort in transporting 50 – 75 pounds frequently
Must be at least 18 years old and have a valid driver's license

Ability to remain in stationary or ambulatory positions throughout work shift
This job involves working in the Engineering workshop and all areas of the Inn: Under variable temperature conditions (extreme heat or cold)

Preferred
Thorough knowledge in carpentry, plumbing, electrical, or other trades preferred
Previous experience with building mechanical systems preferred
Desirable to have working knowledge of and be ability to interpret and understand building and construction drawings, blueprints and schematics
