Maintenance Supervisor
Thrive Communities is dedicated to creating a community where people feel seen and thrive. The Maintenance Supervisor will oversee maintenance tasks, manage vendors, and ensure the property is well-maintained while fostering a positive team culture.
Real Estate
Responsibilities
Performs maintenance tasks such as unit turns and work orders
Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements
Maintains grounds and professional appearance of the property
Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service
Maintains adequate inventory of supplies
Manages tasks within budget or seeks approval for necessary work that is over budget
Emergency on-call is required as part of the position
Performs all reasonable duties as outlined by supervisor
Strives to exceed residents’ expectations for excellent customer service
Contributes to a positive team culture and happy resident base
Qualification
Required
At least 3 years experience in property maintenance or equivalent field required
Must have basic computer skills with the ability to input data and notes in English into tracking systems
High organizational skills
Strong communication skills
High level of attention to detail
Ability to complete punch walks and follow-up with construction
Great presentation and interaction with clients and residents required
Excellent customer service skills required
Ability to respond to after hours emergencies, as needed
Can operate vehicle on premise and has valid driver's license and automobile insurance coverage
Supplies their own tools
Preferred
Maintenance experience in multi-family property management strongly preferred
Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator desired
Experience with leading and supervising a team preferred
Prior experience working with a budget strongly preferred
Experience with Yardi preferred
