Senior Facilities Maintenance Technician
The Metropolitan Council is the regional government for the Twin Cities metropolitan area, responsible for planning and providing regional services. The Senior Facilities Maintenance Technician is responsible for managing and conducting repairs at the Regional Administration Buildings, focusing on HVAC systems and vendor management.

Responsibilities
Operate and maintain air handlers, circulating pumps, exhaust systems, heat recovery units, closed heating & cooling loops, radiant heat, snow melt systems, variable air volume boxes, VFDs and automated controls in a manner that lowers energy use while increasing comfort and indoor air quality
Operate and manage all mechanical systems, conduct daily building check of the mechanical equipment systems, work within the building automation system to address HVAC issues; repair, maintain, replace BAS controlled actuators, valves, pumps, controllers as needed
Follow all pertaining OSHA regulations regarding daily activities
Repair and replace electrical motors, pumps, fans, bearings, and pump seals as needed
Serve as primary contact for plumbing, electrical, building automation, access control, and CCTV contractors
Repair and maintain access control systems, door locks and hardware, CCTV equipment, data cabling, and ADA door operators
Responsible for organization and cleanliness of mechanical and related storage rooms
Order parts, supplies, and equipment needed to maintain and upgrade the 390 Robert Street facility and other leased spaces in downtown St. Paul. Research quality, price, and function for all purchases. Maintain a parts inventory for office furniture, hardware, lighting, electrical, mechanical, cleaning, first aid, and plumbing supplies. Order supplies when needed through the warehouse or established vendors
Manage purchases made with P-card through established P-card program per the policies and procedures
Identify, track, and perform routine and preventive maintenance activities for building systems (BAS, HVAC) plumbing, life safety, lighting, emergency generator, access control, etc
Available to support after-hour emergencies
Support other team members in repairs and provide coverage when others are out
Help to deliver large and heavy items as needed
Support Inspections of the entire facility for safety, cleanliness, and operations
Perform routine and preventative maintenance activities
Respond to customer building systems complaints and requests
Escort and monitor activities of contracted vendors to ensure safety and quality standards are met
Repair, adjust, modify modular and free-standing furniture; maintain stock of modular furniture
Monitor supplies and deliver copier paper
Provide backup support with monitoring and sorting incoming and outgoing mail packages
Provide exceptional customer service to internal and external stakeholders and guests of the Council
Assist with other facilities tasks as needed
Qualification
Required
Any of the following combinations of progressively responsible experience in building maintenance in an office, school, or college setting and completed education in building maintenance technology or a related field: High school diploma/GED with four (4) years of experience or Associate's degree or 2-year vocational program in the skilled trades and two (2) years of experience
Preferred
At least six (6) years of experience in building maintenance in an office, school, or college setting
Niagara 4 and Building Automation experience
Experience in operating, programming & troubleshooting automated building controls. (I.E. Distech, Honeywell, Johnson Controls, Siemens, Easy IO, Schneider Electric, Automated Logic, Delta, Computrols, Allerton, Reliable, Cisco, Emerson Electric, Bosch, Building Logix. Credit may be given for experience with systems not listed.)
Experience in HVAC, Electrical, Plumbing, carpentry, and Painting
Ability to perform common building maintenance, (i.e. carpentry, drywall repair, painting, electrical troubleshooting, plumbing, and system furniture installations)
Knowledge of modular furniture system components and adjustments
Building security and security systems knowledge
Experience maintaining an office building larger than 100,000 sq. ft
Energy tracking & energy reduction experience
Experience working with a diverse workforce and diverse communities
