Responsibilities

Collaborate with internal commercial, engineering, and technical teams to identify, analyze, and pursue new land acquisition opportunities

Participate in negotiations related to land options, land purchase agreements, letters of intent, and other site-specific agreements

Support development of creative commercial deal structures and evaluate transaction risks and opportunities

Manage third-party engineering, environmental, and real estate consultants conducting technical and commercial due diligence

Review and interpret study results; summarize implications, risks, and recommendations

Assess entitlement requirements (rezonings, permitting, land-use approvals) and collaborate with External Affairs on government and community stakeholder engagement

Support completion of entitlement-related work with external consultants

Manage the full site selection lifecycle from initial identification to acquisition, monitoring progress and tracking milestones, risks, and action items

Develop and deliver project summary materials, diligence updates, and strategic recommendations for internal executives and cross-functional teams

Maintain high-quality documentation, reporting standards, and internal processes related to site selection and contracting

Work closely with Procurement, Engineering, Construction, Legal, Finance, and External Affairs teams to ensure consistent, accurate, and well-coordinated site evaluation outcomes

Support the development and continuous improvement of tools, workflows, and best practices used by the Site Selection team

Required

5+ years of experience in site selection and acquisition for Data Centers, renewable energy, large capital projects, industrial real estate, or comparable infrastructure sectors

A degree or extensive applicable experience in Business/Finance, Real Estate, Engineering, or Law

Experience participating on complex projects with cross-functional teams, including consultants, vendors, government officials, and external stakeholders

Strong written and verbal communication skills

Strong organizational and project management abilities

High attention to detail

Proficiency with Microsoft Word, Excel, and PowerPoint

Ability to travel up to 50%

Preferred

Experience with industrial utilities, including power procurement, generation, utility upgrades, or interconnections

Experience managing complex transactions, including contract drafting and negotiations

Ability to communicate commercial, market, and contractual considerations clearly to executives and non-technical stakeholders

Familiarity with clean energy initiatives or power-supply strategy for large-scale facilities
