Project Manager

Price Brothers Management Company is a premier family owned and operated property management organization with over 100 years in the real estate industry. They are seeking a Project Manager to manage all phases of assigned projects, oversee contractors and vendors, and ensure project budgets and schedules are maintained.

Responsibilities

Manage all phases of assigned projects from pre-construction through completion
Develop scopes of work, estimates, and bid packages for construction activities
Assist in preparing turnover documentation and organizing project files and change order logs
Create and manage project budgets and schedules
Provide regular updates to the OPM team
Assist with contract setup and vendor coordination
Supervise contractors and construction crews, ensuring quality and timely progress
Conduct regular site inspections and maintain visual documentation (photos)
Reschedule crews as needed due to weather or other delays
Review cost overages and process change orders prior to owner approval
Support annual budget and planning
Work closely with the OPM on property-related matters
Contribute to team efforts and provide technical assistance and documentation
Manage logistics for equipment and supply delivery (e.g., dumpsters, storage pods, portable toilets)
Proactively identify and resolve project issues
Administer and maintain safety programs in compliance with regulations

Required

Bachelor's degree in Construction Management, or a related field, or equivalent work experience acceptable in place of a degree or education
Minimum of 5 years of extensive experience in maintenance operations management within a large residential or commercial portfolio, required
Strong written and verbal communication
Ability to build productive relationships with team members, residents, and vendors
Proficient in Microsoft Office Suite
Familiarity with EPA, OSHA, and employment laws
Ability to operate mechanical equipment and tools
Knowledge of carpentry, building maintenance, construction methods, and HVAC systems
Strong budgeting and accounting skills
Ability to interpret financial data and apply basic geometry
Ability to manage multiple priorities and meet deadlines
Strong problem-solving and independent work capabilities
Understanding of building codes, trades, and property management operations
Ability to read and interpret blueprints and specifications
Ability to work under pressure and respond to emergencies
Professionalism and discretion in all aspects of the role

Preferred

Additional certifications (e.g., Certified Facility Manager (CFM), Project Management Professional (PMP), or certifications from the Building Owners and Managers Institute (BOMI))
