Community Business Manager
Wright Equities, Inc. is seeking a Community Business Manager to assist the community manager with the general operations of the apartment community. The role involves providing superior customer service to guests and residents, handling rent collection, and ensuring the community presents a professional environment.

Responsibilities
Understand the housing needs of guests and residents
Communicate through words and actions that you are committed to helping guests and residents resolve their housing problems
Extend hospitality to guests and residents on the telephone, by e-mail, and in person at the community
Assist in collection of rents and other payments when due
Assist with daily banking
Assist with 3-day to Pay or Quit notices on delinquent residents by the 6th of each month and actively pursue collection of all outstanding rent balances
Conduct/Assist in a minimum of 50% move-in inspections with new residents
Conduct/Assist in a minimum of 50% of lease renewals
Assist with the entire move in process including the signing of new leases. Accompany residents to their new apartment to conduct walk-through and condition of the apartment and notate any defects that exist in the apartment at the time of move-in. Familiarize the resident with the community, its policies
Ensure that the community presents the most professional and comfortable environment for guests and residents
Organize and conduct initial move out inspections, final move-out and walk-through with resident’s and process move out dispositions
Inspect all common areas, model apartments, and vacant apartments. Report deficiencies to the community manager
Possess a comprehensive knowledge of current market conditions, the features, and amenities of competing apartment communities in the area. Identify the unique qualities that make the apartment community valuable and attractive
Assist with input of the invoices weekly
Assist with walk-ins, telephone inquiries, on-line leads, and other potential sales opportunities; accurately maintains traffic reports; conducts call-backs within 72 hours of initial contact. Greets prospective residents and show units
Assist with lease renewals; follows-up on all aspects of the lease renewal process as well as signing lease renewals
