Responsibilities
Oversee daily operations including maintenance, financial reporting, inventory control, procurement, and customer service
Supervise and develop an assigned team of maintenance, grounds, and work order personnel
Direct grounds and landscaping teams to maintain curb appeal standards across the property
Monitor performance and quality of maintenance work in areas including plumbing, electrical, HVAC, roofing, drywall, fencing, painting, and general repairs
Manage preventive maintenance programs for HVAC, equipment, pools, water parks, and playgrounds
Organize and distribute work orders, ensuring timely completion and adherence to service standards
Train new maintenance employees on safety, lockout/tagout, PPE, and workplace compliance
Ensure compliance with OSHA regulations; prepare and maintain OSHA logs and SDS documentation
Order and manage maintenance supplies and materials
Respond to emergency and after-hours maintenance calls as needed
Qualification
Required
High School Diploma or GED required
Minimum of 3 years of property management or facilities maintenance experience
At least 1 year of supervisory experience
Working knowledge of all phases of property and facilities management
Proficiency with Microsoft Office Suite (Outlook, Word, Excel)
Strong understanding of OSHA standards and safety protocols
Excellent interpersonal, verbal, and written communication skills
Valid driver's license and clean driving record required
Availability for night and weekend on-call emergencies
Preferred
college coursework or technical training
Yardi software experience
