Responsibilities

Directs and supervises the daily activities of the service team
Plans and prepares work schedules, assign tasks, delegates work, review work for accurate and timely completion
Coordinate and oversee all work by sub-contractors - ensure that all make-ready repairs and services are completed correctly and on schedule
Understand and work within budgetary guidelines, staffing and other relevant data to determine and make solid decisions regarding the need for sub-contracted work
Assist with the bidding process for vendors
Place orders with supply companies for supplies, code and add notes for invoices and enter Pos in Ops
Perform regular property inspections and preventive maintenance in units

Required

Experience in managing maintenance processes including corrective, preventative, routine, emergency, and cosmetic maintenance
Ability to direct and supervise daily activities of the service team
Skills in planning and preparing work schedules, assigning tasks, and delegating work
Experience in coordinating and overseeing work by sub-contractors
Understanding of budgetary guidelines and ability to make decisions regarding sub-contracted work
Experience in assisting with the bidding process for vendors
Ability to place orders with supply companies and manage invoices
Experience in performing regular property inspections and preventive maintenance
