Occupancy Specialist, Spanish- Speaking (BMHA- Housing Assistance)

Responsibilities
Processes applications for Spanish-speaking individuals seeking residency in a public housing development
Interviews Spanish speaking applicants
Advises and may assist Spanish-speaking applicants in gathering the necessary documentation to complete said applications
Shows developments and apartments to Spanish-speaking applicants
Determines eligibility of Spanish-speaking applicants for residency in a public housing development
Investigates financial eligibility by conducting credit checks, verifying income, etc
Calculates rent and income of prospective tenants at initial occupancy
Determines appropriate deductions in accordance with Federal and State Laws, rules and regulations in order to set rent
Interviews, investigates and collects data from various sources as required
Investigates eligibility for residency by applying both economic and non-economic occupancy standards
Conducts criminal history checks
Conducts home visits
Introduces new residents to the development
Assists residents in becoming familiar with the community
May review ruling and/or appeal of Spanish-speaking applications ineligibility for a second opinion
Performs related work as required
Qualification
Required
Continuous and permanent status as a Housing Aide or Occupancy Assistant in the Municipal Housing Authority for one year
Ability to fluently speak and translate the Spanish language
Bachelors Degree from an accredited college or university in Social Sciences or Human Services
Associates Degree from an accredited college or university and two years of qualifying experience
Graduation from High School, GED or Equivalency Diploma and four years of qualifying experience
An equivalent combination as defined within the limits of A through C
Possession of a current NYS Drivers License which must be presented at time of appointment
Working knowledge of Federal and State laws, rules and regulations governing eligibility and admission into a public housing programs
Ability to conduct interviews and obtain complete and pertinent information
Arithmetic reasoning
Ability to speak and read the Spanish language fluently
Ability to understand and interpret written directions
Ability to gather, analyze and evaluate facts to draw logical conclusions and make proper determinations
Ability to communicate effectively with staff and general public
Ability to initiate, plan and supervise the work of others
Ability to get along well with others
Physical condition commensurate with the demands of the position
