Responsibilities
Communicate with clients during the preconstruction phase, setting clear expectations for scope, budget, and timeline
Collaborate with designers and architects to align design concepts with client budgets and construction feasibility
Lead the preconstruction process, including site visits, feasibility studies, value engineering, and detailed budgeting
Manage subcontractor and vendor bidding, ensuring accurate and competitive pricing
Maintain detailed scopes of work, cost breakdowns, and proposal presentations for client approval
Develop preliminary design schedules and coordinate permitting with municipalities
Track and document all preconstruction activities in Buildertrend
Work closely with the production team to ensure seamless handoff before construction begins
Build strong, trusting relationships with clients, vendors, trade partners, and the Tectonic team
Qualification
Required
6+ years of residential construction experience as a Project Developer, Estimator, or Preconstruction Manager (projects $1M+)
Proven track record of creating accurate, detailed budgets and written scopes of work
Strong knowledge of residential building codes and construction processes (GC license a plus)
Expert-level Buildertrend user
Proficiency with take-off software (Stack or similar)
Excellent analytical, problem-solving, and communication skills
Highly organized, detail-oriented, and able to manage multiple projects at once
Collaborative, proactive, and adaptable -- with the ability to work cross-departmentally
