Responsibilities

Operate, monitor, and maintain all building systems including fire/life safety, HVAC, electrical, plumbing, UPS systems, generators, and emergency backup equipment
Perform scheduled preventative maintenance tasks with minimal disruption to building services, coordinating with vendors and recording equipment readings and adjustments
Troubleshoot and repair facility equipment using technical expertise, diagnosing problems and making sound decisions to prioritize and complete multiple maintenance tasks
Monitor refrigeration, chilled water, air conditioning equipment, pumps, valves, piping, and filters, making necessary adjustments to ensure optimal equipment operation
Manage parts ordering and inventory maintenance for repair and installation projects while ensuring safe storage and disposal of hazardous materials
Create and complete Corrigo Work Orders on time, provide weekly status reports, and maintain high-level communication with clients regarding resolution timelines
Serve as technical representative in client meetings and vendor negotiations, demonstrating professionalism and technical expertise

Required

High school diploma or GED equivalent with proven safety record and compliance to safe work practices
Several years of construction or building engineering experience with technical expertise in electrical, HVAC, plumbing, or central utility plant operations
Strong communication and follow-up skills including professional email communication with leadership, clients, and other departments
Ability to work independently with minimal supervision while maintaining safety as the primary priority and meeting project deadlines
Physical capability to operate electric hand tools, work on ladders, and lift and carry up to 50 pounds
Proficient computer skills including email, Microsoft Word, and Excel for documentation and reporting
On-call availability for emergency situations and facility system failures

Preferred

Multi-skilled capabilities across multiple craft areas beyond primary specialization
Experience with computerized maintenance management systems and work order platforms like Corrigo
Knowledge of critical environment specifications and protocols for sensitive facility operations
Background in vendor coordination and contractor management for maintenance and repair projects
Experience providing technical training and hands-on instruction in maintenance procedures and safety protocols
Familiarity with building automation systems and controls for HVAC and electrical equipment monitoring
Previous experience in commercial real estate or corporate facility management environments
