Regional Maintenance Director
Coast Property Management is dedicated to building careers and supporting employee success. They are seeking a Regional Maintenance Director to oversee maintenance operations across multiple properties, manage maintenance teams, and ensure compliance with safety and operational procedures.

Responsibilities
Travel between sites as needed directed by the Regional Manager. While at the site complete the following tasks as needed for each site Care of maintenance credit accounts with vendor suppliers including credit cards
Maintenance and Engineering Teams
Assist, if requested, community managers and/or regional managers with interviewing, hiring, and onboarding maintenance
Confirm newly hired engineers/maintenance team have their initial safety training completed and understand Coast’s safety program
Provide and facilitate coaching or training for building engineers and other maintenance personnel
Assist community and property managers with enforcement of operating and maintenance procedures
Assist maintenance staff in coordinating and helping each other
Manage a roving team of maintenance staff servicing unstaffed properties
Coordinate staff, work orders, and materials for turns and maintenance requests
Conduct periodic property inspections
Assist in setting up new properties as part of the onboarding process
Assist in new property acquisition due diligence, when requested
Assist with yearly budget planning regarding needed projects and maintenance expenses
Primary contact for implementation of Leonardo 24/7 across the portfolio
Develop L247 to include PM programs for each property
Monthly reporting on PM progress at each site using L247 to property manager
Holding site teams accountable to complete monthly tasks
Assist the VP of Facility Management with Project Management tools
Work with properties as projects are assigned to develop scopes of work, budgeting, and implementation
Manage projects as assigned across the property portfolio for Coast as representation for the Owner
Plan and implement companywide virtual monthly Safety Meetings
Oversee Safety Plan Implementation
Oversee fall protection program
Assist boards with emergency planning
Assist with 5-year capital plans and/or oversee reserve plan tracking
Attending board meetings if invited to clarify project information
Interface with construction consultants and the boards to help clarify project scopes and planning
Develop and maintain compliance with vendor list and a credentialing service
Assist engineers and maintenance teams with vendor selection and compliance Must lead by example as a positive role model in speech, action, and attitude
Qualification
Required
Institutional investor and/or 3rd party management experience required
5 years of supervisory Property Management experience
Industry certifications
Proficiency with property management software platforms (preferably Yardi and ResMan)
Experience with acquisition rehab projects, lease ups, and new construction
Ability to build consensus among diverse stakeholders
Strong financial aptitude and analytical skills
Valid Washington state real estate license
Must have a valid driver's license and be able to drive
Preferred
College education preferred (Experience will be taken into consideration above education.)
