Responsibilities

Lead the development of Beacon’s annual organizational budget, integrating operating, property-level, services, and development activities into a coherent enterprise-wide financial plan
Partner with the CEO and senior leadership team to align budgeting and financial planning with strategic priorities, risk tolerance, and funding realities
Oversee multi-year financial planning and scenario modeling to support sustainability, growth, and decision-making
Provide strategic financial leadership for a large, multi-property housing portfolio, balancing organizational sustainability, property-level performance, and long-term asset stewardship
Oversee property-level budgeting in partnership with Asset Management, with a focus on strengthening integration between finance, operations, and asset strategy over time
Develop and maintain portfolio-level financial models to assess operating performance, subsidy adequacy, risk exposure, and long-term capital needs
Advise the CEO and Board on financial tradeoffs and risk management related to property operations, services funding, preservation, and growth
Provide strategic oversight of public funding and grant structures, partnering with program and operations leaders to align financial stewardship, compliance, and service delivery in a highly regulated environment
Serve as senior finance partner to Real Estate Development across the full project lifecycle, including: Financial strategy and modeling during predevelopment, Stewardship of predevelopment resources, Oversight of financing and closing processes, Ensuring accurate tracking and timely receipt of developer fees
Support organizational decision-making related to new development, acquisitions, refinancing, and preservation, in partnership with internal teams and external advisors
Oversee core financial operations, including monthly close, reporting, cash management, and controls across organizational and property-level entities
Establish and oversee monthly and quarterly financial monitoring, including budget-to-actual reporting at both the organizational and property levels
Provide clear, timely financial analysis to the CEO, senior leadership team, and Board, highlighting variances, trends, risks, and corrective actions
Strengthen financial dashboards, reporting tools, and review processes to support accountability and informed decision-making across the organization
Lead and coordinate annual audits
Oversee public grant draw processes, ensuring accurate, timely draws and compliance with federal, state, and local funding requirements
Establish and enforce systems and processes to manage the significant compliance and documentation requirements associated with public funding and regulated housing programs
Lead enterprise and property-level insurance strategy, including coverage design, renewals, claims management, and risk mitigation, in partnership with brokers and legal counsel
Strengthen financial systems, processes, and discipline to reduce risk, improve clarity, and support organizational resilience
Translate financial data into clear, actionable insight that supports operational and strategic decision-making
Lead and develop the finance team, setting clear expectations, accountability, and performance standards
Guide the finance function through a period of organizational transition, including the design and implementation of a sustainable end-state structure
Partner with internal leaders to align finance with operations, development, advancement, and human resources

Required

10+ years of progressive experience in finance or accounting, including significant leadership responsibility
Experience serving as the senior or lead financial leader for an organization with complex operations, multiple funding streams, or regulated activities
Strong understanding of nonprofit finance, including budgeting, financial reporting, internal controls, and audit management
Demonstrated experience with public funding and compliance, including federal, state, and/or local grants
Experience overseeing audits and external financial reviews, serving as the primary liaison with auditors
Proven ability to lead, develop, and manage finance staff, including through periods of organizational change
Strong analytical and strategic thinking skills, with the ability to translate complex financial information into clear guidance for executive leadership and boards
High level of professional judgment, integrity, and accountability
CPA, MBA, or similar credential is welcomed but not required

Preferred

Experience in housing, real estate, healthcare, human services, or other asset intensive or highly regulated sectors
Experience as a property owner–operator or developer, including familiarity with property-level budgeting, development finance, and lender or regulatory requirements
Experience managing multiple audits (organizational and project-level)
Familiarity with grant draw processes and complex compliance environments
Experience partnering cross-functionally with Asset Management, Development, Operations, and Advancement teams
Experience working with or supporting a Board Finance Committee
Experience operating in a unionized or public-sector-adjacent environment
Demonstrated ability to scale or restructure a finance function to support organizational growth and sustainability
Alignment with Beacon's mission and values, including a commitment to equity, accountability, and public stewardship
