Director of Property Management

Wheeler Real Estate Investment Trust is seeking to add a Director of Property Management to their team. The ideal candidate will oversee the Property Management team, conduct property reviews, and manage legal proceedings related to property management.

Responsibilities

Review the work and performance of Property Management team
Conduct annual property reviews, inspections, and stakeholder interviews
Review annual property budgets, identifying revisions and corrections
Establish and adjust Department’s annual Key Performance Indicators
Oversee legal and eviction proceedings pertaining to Property Management involvement
Develop Standardized company forms and procedures to create efficiencies
Review and report Operating Expense & Capital Expenditures variance reports to assist with short and long-term planning objectives
Facilitate interdepartmental communications
Develop and oversee Ancillary income programs
Evaluate and recommend education, training, and support required for team
Conduct property inspections and tenant interviews annually or as needed
Partner with Construction team to ensure department meets demand expectations involved with Landlord deliverables
Work closely with Portfolio Management for due diligence required on acquisitions, dispositions, and refinance of assets
Review and revise various types of transactional agreements. Examples include commercial retail leases; license agreements; estoppel certificates; SNDA’s; settlement agreements; lease guarantees; lease commencement agreements; telecommunications agreements and other real estate related transaction documents
Research and interpret lease language in consultation with Attorneys, and provide information and guidance related to Real Estate and lease matters, as requested by property managers, brokers, or principals of the company
Conduct property insurance reviews and manage claims
Attend meetings as required within the Department or throughout the company, as needed
Build relationships with vendors to establish master service agreements and negotiate best pricing
Take ownership of ensuring all departmental deadlines are met
Assist Vice President of Asset Management and other departments with recurring and special projects, as needed
Coordinate / manage annual lender and risk inspections
Utilize, update, and manage tools and resources available to manage workload, including checklists, databases, logs, and/or other related reporting tools
Be a resource to direct reports, assist with workload, as necessary
Oversee any required reporting for environmental, social, and governances (ESG)
Onboard and train department team members

Required

Advanced level of proficiency in Microsoft Office Suite, Datex, MRI, or similar
Ability to pivot and adapt to ever changing technologies like Artificial Intelligence (“AI”)
Strong knowledge of property management and tenant/landlord practices, laws, rules, and regulations
Demonstrated leadership skills with the ability to work with little supervision
Good command of commercial management and leasing practices with supervisory experience
Detailed knowledge of complex real estate development and real estate operations in order to develop a program that meets the company's requirements
Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and meet deadlines
High level of attention to detail and accuracy
Ability to build strong internal and external relationships
Strong analytical and communication skills
Ability to think independently while working within a group
Bachelor's degree or equivalent work experience in a related field

Preferred

7+ years' experience in managing a property management department or division strongly preferred
Certified Property Manager and Real Estate Broker license preferred
