Responsibilities
Serve as a strategic performance partner to assigned owners and portfolios, leading regular performance discussions and reviews
Translate complex operational and financial data into clear, compelling narratives that owners can easily understand and act on
Explain why performance is changing, not just what is happening
Proactively surface risks, opportunities, and tradeoffs related to occupancy, pricing, delinquency, and NOI
Partner with owners to align on data-backed recommendations, including prioritization of actions and expected outcomes
Support owner confidence and trust by providing consistent, transparent, and well-reasoned performance insights
Support Management team with portfolio-level dashboards and scorecards tracking key KPIs (occupancy, NOI, delinquency, rate growth, etc.)
Analyze trends and performance drivers across facilities and portfolios
Develop Success Plans outlining goals, risks, and 30/60/90-day focus areas to guide owner conversations
Support forecasting, scenario analysis, and performance modeling to inform strategic decisions
Ensure data accuracy and integrity across reporting tools and systems
Partner closely with Customer Operations, Revenue Management, and Marketing to align insights with execution
Act as a connector between data, operations, and owner expectations—without owning task-level execution
Provide leadership with synthesized insights on portfolio health, systemic risks, and growth opportunities
Qualification
Required
3–5 years in performance analytics, portfolio strategy, operations analysis, or financial advisory roles (real estate, self-storage, or property management preferred)
Strong ability to tell a story with data and guide decision-making conversations
Experience presenting performance insights to external stakeholders (owners, investors, clients)
Advanced proficiency in Google Sheets / Excel; experience with BI tools (Sigma, Looker, Power BI, etc.)
Solid understanding of operational KPIs such as occupancy, NOI, delinquency, and pricing dynamics
Excellent communication skills, able to balance analytical rigor with clarity and persuasion
Comfortable influencing without direct authority
