Responsibilities
Develop detailed cost estimates for maintenance and capital projects, focu3-5sing on semiconductor, manufacturing, and industrial sectors
Create and influence estimating tools, resources, and relationships
Operate within an EOS environment and have the passion to collaborate with others as well as function as a self-starter
Analyze required documents, blueprints, and project plans to gain a thorough understanding of the equipment
Must have a strong background in MEP, industrial rotating equipment and reliability practices
Update submitted proposals with scope changes, RFI’s, addendums, etc. to ensure final accurate quote
Support capital projects with change order pricing as needed
Managing bids from vendors and contractors; Developing new relationships with vendors as needed. Uploading vendor copies and POs for purchased items into CMMS
Entering quality work order data into CMMS to include detailed information on manpower, materials (ordering status, material receivable updates), and any necessary third-party interactions or needs
Track market trends, historical cost data, and vendor/subcontractor performance
Support other department personnel as required, including assisting with estimates in other disciplines, support to field operations regarding estimates, and to scheduling department regarding estimates
Perform additional assignments as directed by the supervisor or leadership team
Perform quantity take-offs, solicit vendor or subcontractor bids, and finalize bid packages
Generate scope clarifications as needed
Work with continuous improvement to implement estimating or preconstruction strategies for long-term growth and performance of team
Act as a leader within a multi-disciplinary department, bringing your expertise to a growing team
Partner with sales to develop detailed, accurate, and competitive cost estimates for project pursuits
Communicate clearly and timely with Cornerstone’s internal partners, customers, and subcontractors

Maintain consistent and accurate records on all role activities in alignment with Cornerstone's way of working as directed in our procedures and policies
Identify and communicate best practices in order to share in the build and scale of the commercial team

Attain KPIs as directed by Cornerstone leadership

Utilize CRM platform effectively to manage and track sales workflows, customer data, interactions, and follow-up action items, ensuring data accuracy and completeness
Actively participate in industry associations, conferences, and events to build relationships, enhance Cornerstone’s visibility in the marketplace, and stay informed of industry developments
Qualification
Required
Excellent oral and written communication skills
3- 5 years in as an estimator in MEP construction, engineering, or industrial/manufacturing maintenance industries
Knowledge of the industrial/manufacturing industry, including equipment, and key market information
Proven track record of results and accountability
Proficiency with CRM and Microsoft Office (Outlook, PowerPoint, Word)
Advanced skills with Excel and CMMS quote development platform (ServiceTrade, Zuper, or similar)
Ability to read and interpret blueprints, specifications, and related documentation
Ability to work in a fast-paced environment and manage multiple priorities
Eligibility to work in the United States without needing a work visa or residency sponsorship
Current, valid drivers license
Consummate organizational skills and multi-tasking
Ability to sit for extended periods of time, stand, climb ladders, reach, and bend commensurate with job tasks
Ability to lift and carry 50-lbs
