Responsibilities
Develop and manage project plans, schedules, and budgets for residential construction projects
Conduct feasibility studies and cost analysis for new development opportunities
Collaborate with architects, engineers, contractors, and stakeholders during design and pre-construction phases
Manage procurement and purchasing for projects
Oversee all phases of construction, ensuring compliance with safety regulations, quality standards, and project specifications
Manage vendor and contractor relationships, including contract negotiation and performance oversight
Monitor site activities, resolve issues promptly, and maintain project timelines
Track project expenses, submit draw requests, manage change orders, and ensure financial goals are met
Prepare regular financial and progress reports for stakeholders
Identify and mitigate risks impacting project costs or schedules
Act as the primary liaison between internal teams, contractors, and external stakeholders
Foster a collaborative environment to ensure alignment and efficient project execution
Provide leadership and direction to on-site teams and subcontractors
Qualification
Required
Minimum 10 years in residential project management, with experience in both multifamily and single-family projects
Familiarity with local building codes, permitting processes, and zoning regulations
Strong project management skills including budgeting, scheduling, and risk management
Proficient in project management software (MS Project, Procore, Rabbet) and design tools (AutoCAD)
Strong communication, negotiation, and leadership skills
Ability to manage multiple projects simultaneously under tight deadlines
