Director of Compliance - Affordable Housing PBS8
Overbrook Asset Management is a multifamily investment and operating firm focused on affordable housing across the Southeast. They are seeking a Director of Compliance to build and lead the compliance function for their affordable housing portfolio, ensuring effective processes and systems are in place for compliance and operational excellence.
Responsibilities
Build and lead the affordable compliance function
Design and implement compliance processes, controls, and documentation standards
Create scalable systems for tenant file management, certifications, and ongoing compliance
Establish clear preparation workflows for MORs and REAC inspections
Lead preparation for MORs, REACs, and other agency reviews
Create repeatable inspection-prep playbooks and internal checklists
Identify risks early and drive corrective action
Lead the migration of affordable properties onto RealPage
Ensure compliance workflows are properly embedded in the PMS
Partner with operations and accounting to align systems and reporting
Serve as the internal subject-matter expert on affordable programs, including: Section 8 (Options 1–4), LIHTC, Section 202, USDA / RD financing, HOME and other restrictive programs
Advise on how different program structures impact operations and strategy
Support the acquisitions team in underwriting and diligence
Analyze regulatory structures, contracts, and restrictions
Help identify where compliance complexity creates risk — and where it creates opportunity
Help define how a best-in-class affordable operation should be structured
Train teams and set expectations across property management and compliance
Be a builder, not just a reviewer
Qualification
Required
7+ years of meaningful experience in affordable housing compliance
Deep working knowledge of Section 8, LIHTC, and other subsidized programs
Direct experience preparing for and managing MORs and REACs
Experience implementing or operating within RealPage (strong preference)
Ability to design processes, not just follow them
Comfortable operating in a growing, entrepreneurial environment
Detail-oriented, organized, and calm under pressure
Strong judgment — knows what matters and what doesn't
