Responsibilities

Acts as a lead worker, advises and trains Property Conveyances Examiners in the policies and in the procedures to be followed in examining legal documents for recordation

Examines the more complex documents to determine their acceptability for recordation

Determines which prescribed fees are to be charged for the recording of documents

Reviews documents examined and rejected for recordation by Property Conveyances Examiners

Examines the more complex documents submitted for recordation to determine applicability of the Documentary Transfer Tax and specific city transfer tax and determines or verifies the amount of tax

Rejects those documents that are statutorily incomplete noting the discrepancies and needed corrections

Cites State and County laws, rules, regulations, and policies which provide the basis for acceptance or rejection of documents presented for recordation in the public record

Examines and certifies maps for recordation

Ensures that new laws affecting recordation are implemented and followed by Property Conveyances Examiners

Responds to the more complex questions or complaints from individuals, representatives of title insurance companies, attorneys, lending institutions, and real estate agents pertaining to public recordation of legal documents in the public records

Acts for the Supervising Property Conveyances Examiner in their absence, as needed

Required

One year of work experience as a Los Angeles County class of Property Conveyances Examiner

Three years of specialized work experience in searching records for evidences of ownership and encumbrances affecting the title to, and interests in real property, escrow procedures or the review and evaluation of documents relating to real or personal property

Physical Class II - Light: This class includes administrative and clerical positions requiring light physical effort that may include occasional light lifting to a 10-pound limit and some bending, stooping, or squatting. Considerable ambulation may be involved
