Lead Maintenance Building Engineer
B.F. Saul Company is a self-managed equity real estate investment trust that operates a diverse portfolio of shopping centers and office properties. They are seeking a Lead Maintenance Building Engineer responsible for the efficient operation and maintenance of a Class A Office and Retail mixed-use property, ensuring compliance with property guidelines and maintaining tenant satisfaction.

Responsibilities
Responsible for the repair, preventive maintenance, and operation of assigned property
Maintains building and site equipment for proper operation, troubleshooting and repair work or calling for third party vendors as required
Provide leadership and supervision to building staff in duties requiring physical labor, preventive maintenance, completion of routine testing as required by the City of Alexandria and national code, correction of emergency conditions, and other related tasks
Daily inspection of property to ensure that the building is in good operating order and appearance
Monitor and adjust mechanical systems via the building’s EMS/BAS to provide maximum indoor comfort and energy efficiency
Manage all building contracts to include but not limited to elevator maintenance, fire/life/safety, water treatment, waste removal and recycling programs, parking operations, cleaning/day-porter, security patrol service, access control system, pest control, landscape maintenance
Conduct routine cleaning inspections with cleaning vendor representative
Oversee ongoing, multiple renovation projects and property upgrades
Operate and maintain web-based work ticket/tenant alerts and preventive maintenance platform
Provide proper documentation of incident reports through company insurance portal
Ensure that tenant requests are completed in a timely manner
Proactively communicate planned maintenance, system outages, and emergencies
Professional interaction and collaboration between building staff, tenants and other departments
Demonstrate a positive customer service attitude, emphasizing the importance of tenant satisfaction and retention
On a 24-hour basis, respond as necessary to any building emergencies
Take necessary steps to safeguard or minimize damage to property
Coordinate, supervise and participate in snow and ice removal during weather emergencies
Procure competitive bids for preventive and corrective services, manage project to completion
Participate in the cross training of other properties as assigned
Collaborate with multiple departments within the company
Other building related duties as assigned
Qualification
Required
Skilled in building maintenance, including hands on experience with HVAC, electrical, plumbing and general repairs
Direct experience with equipment, tools, materials and safety protocols
Excellent customer service work history
Proven experience as a Lead Engineer in a full-service commercial office building
Demonstrated Strong Leadership and Management skills
Advanced troubleshooting and problem-solving skills
Proficient Microsoft Office user
Advanced knowledge of EMS/BAS
Ability to read and analyze Blueprints and construction documents
Manage and Program access control systems
Can prepare and implement a Repair and Maintenance expense budget within guidelines
Able to prepare written RFPs to obtain complete and competitive bids
Minimum (5) five years' work experience as a Lead or Chief Building Engineer in a commercial property
High School Diploma or Equivalent
Engineering License Required
DC 3rd Class Engineer's License
Maryland Stationary Grade 1 License or Equivalent
Virginia HVAC License, or Equivalent
CFC Universal Refrigerant Certification
Accredited Coursework for Building Maintenance, Construction, Property Management
Experience with Building Energy Standards and Energy Star
Valid Driver's License and reliable transportation
Ability to perform the physical tasks necessary to perform maintenance duties for an office property including but not limited to some heavy lifting, working with hand tools, climbing ladders, crawling into and around equipment, reading instruments, and using computers
Preferred
SMA/SMT/FMA and LEED designation(s) preferred
