Real Estate Development Manager

Rondo Community Land Trust is a community-based affordable housing land trust focused on creating and preserving affordable homeownership. The Real Estate Development Manager will lead a diverse portfolio of real estate projects, overseeing the full development lifecycle and collaborating with various stakeholders to ensure alignment with the organization's mission of equitable development.

Non Profit

Responsibilities

Lead real estate projects from concept and feasibility through financing, construction, lease-up, and stabilization
Manage multiple projects simultaneously across:
Affordable housing (rental and/or ownership)
Market-rate housing
Commercial and mixed-use developments
Nonprofit and community-serving facilities
Oversee consultants, architects, engineers, contractors, and legal counsel
Manage project schedules, budgets, and risk mitigation strategies
Underwrite development opportunities, including pro formas, sensitivity analyses, and capital stack modeling
Structure complex financing packages that may include:
LIHTC (9% and 4%)
Tax-exempt bonds
Public subsidies and grants
Philanthropic capital
Conventional debt and equity
Mission-aligned and impact investment capital
Support closings, negotiate term sheets, and coordinate lender and investor due diligence
Serve as a key liaison with city, county, and state agencies, housing authorities, and economic development entities
Collaborate with nonprofit partners, community organizations, and residents to ensure projects reflect community priorities
Support entitlement, zoning, and permitting processes
Contribute to Rondo CLT’s long-term development strategy and pipeline growth
Identify new site acquisition and development opportunities aligned with mission and financial sustainability
Support asset management and long-term stewardship strategies post-completion
Provide clear reporting and updates to senior leadership and the board
Support internal capacity building and systems related to development operations
Represent Rondo CLT externally with professionalism and credibility

Required

Minimum 4-6 years of real estate development experience
Demonstrated experience advancing projects across commercial, nonprofit, market-rate, and affordable housing
Strong understanding of community-based and mission-driven development
Proven experience with public and private financing structures
Advanced financial modeling and underwriting skills
Ability to manage complex stakeholder environments
Excellent communication, negotiation, and project management skills

Preferred

Experience working with Community Land Trusts, nonprofit developers, or community development organizations
Familiarity with Midwestern or urban infill markets
Experience working in racially or culturally specific communities
Master's degree in real estate, urban planning, finance, public policy, or related field
