Responsibilities
Assist in preparation of market-ready apartments
Removal of abandoned furniture, trash and appliances as needed
Maintains common areas and dog park amenities to keep clean, operational, and safe for our residents
If certified for pool maintenance, cleans and maintains pool as directed
Performs basic maintenance as scheduled
Checks and replaces exterior lighting on a regular basis
Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts
Paints office area, outer lobby, laundry room, rest rooms, fitness center, and rails around pool including buildings and breezeways. Carries buckets of paint from storage area to work
Changes locks, makes keys when directed
Distributes resident communications, regarding upcoming events, pest control notices, newsletters
Ensures that all make-ready repairs and services are completed correctly and on schedule
Performs any additional duties assigned
Qualification
Required
Must meet all physical requirements of the position. Lifting is required, however lifting and carrying of weights exceeding 50 is to be accomplished with assistance from one or more persons
Position requires a minimum score of 70% in the following categories of the maintenance technician test (Electrical, Plumbing, Make Ready, Grounds)
Position requires at least 1 years' experience in apartment maintenance or equivalent education and/or demonstration of skill
Valid Driver's License, automobile insurance, and reliable transportation required
Minimum of 40 hours per week, Monday through Weekly schedule may change as required. Must be needed for occasional on-call emergencies and weekend work
Must enjoy outdoor work year-round
Must have a working smartphone suitable for use with various software applications
Preferred
EPA Type II or Greater are preferred but not required
