Compliance Technician - West Side Flats

Responsibilities

Performs resident file inspections to ensure all documentation and filing requirements are met and that the documentation is complete and correct
Monitors compliance with applicable state, federal and local laws as they relate to housing program/policy
Ensures compliance with the site's compliance programs
Ensures timely compliance completion with Tax Credit, Section 8/Section 42 recertification timelines
Assists Property Manager with legal proceedings involving compliance regulations/terminations
Maintains resident files in accordance with the applicable housing program regulations and Sherman Associates policies
Stays abreast of all compliance issues and updates
Ensure compliance requirements are being met with the sites affordable programs
Responsible for inspecting certification packets for completeness
Assists in training staff in use of computerized compliance administration, if applicable
Interviews residents and completes annual recertification
Filing MI/IR/AR/IC certifications into residents' files
Navigates and problem solve throughout the Real Page software on a consistent basis
Demonstrates regular and consistent attendance
Other job duties as required

Ensures compliance with federal, state and local laws regarding health and safety services
Attends all required department and company meetings

Required

High school diploma or equivalency; associate degree in business or a related field preferred
2-5 years of experience in tax credit, affordable housing program compliance
2-3 years of prior experience working in property management strongly preferred
Proficiency in Microsoft Word, Excel, PowerPoint, and Outlook
Experience with RealPage or other related property management software (Yardi, Lead2Lease, OneSite Accounting, etc.) strongly preferred
COS, COM, HCCM designation strongly preferred
Experience with diverse communities, including tenants limited English proficiency
Type 55 wpm with minimal errors
Detail-oriented, with strong organizational, problem-solving and administrative skills
Ability to exercise judgment and suggest creative approaches to new issues
Possesses initiative and thrives in a fast-paced work environment
Is team-oriented and flexible in assuming new responsibilities as they arise
As applicable, must possess a valid driver's license, reliable vehicle with insurance and safe DMV driving record
