Community Manager

OneStreet Residential is the premier developer and operator of Active Adult & Workforce Housing communities in the metro Atlanta market. They are seeking a dynamic Community Manager to oversee the day-to-day operations of a 152-unit active adult community, ensuring compliance with regulations while providing exceptional service to residents and prospects.

Responsibilities

Ensure the operation of the community complies with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations
Oversee the lease process by conducting tours, reviewing and updating the waitlist, approving prospective resident applications and lease renewals per company standards. If applicable, submit applications to Compliance for approval
Manage the community to be in compliance with any community program requirements (e.g., Low Income Housing Tax Credit, Bond, HOME, etc.)
Responsible for data accuracy in the property management and marketing systems
Confirm all applicable deposits, rents, other fees, and ancillary revenue are collected and deposited
Walk and inspect the community to ensure that the physical aspects of the community, grounds, buildings, and amenities meet established standards for safety, cleanliness, and appearance. Touch clean vacant units
Conduct periodic apartment inspections
Assist the RSC with completing the monthly resident calendar by inputting and reviewing reoccurring activities
Collaborate with the Regional Manager to prepare the budget and manage expenses to align with community goals
Assist in managing the client owner relationship by meeting with owners, conducting community tours, providing updates and information about the community performance, and responding to Regional Managers regarding owner requests as needed
Promote resident satisfaction and retention by responding to concerns, questions, and requests in a timely manner, and take appropriate action to resolve and address issues
Gather information and complete incident reports
Participate, collaborate, and manage marketing efforts to increase occupancy. Review marketing efforts to determine effectiveness. Gather, analyze, and interpret current market and economic trends that may impact the community
Submit invoices and all other accounting activities for processing to the accounts payable department, and reconcile the company credit card
Maintain records on all aspects of management activity and submit reports timely
Work with the maintenance team to manage maintenance programs ensuring prompt and courteous response to maintenance requests. Enter, close and follow-up on work orders through to completion
Maintain adequate supply of market ready apartments to meet leasing demands, and the community appearance meets or exceeds standards
Supervise all on-site staff, including hiring, training, coaching and counseling. Determine and communicate productivity standards to maximize community performance and individual success
Provide friendly communication and exceptional service while adhering to Fair Housing guidelines
Assist the team with resident functions. This may occasionally include after-hours events, including weekends
Assist with additional duties, responsibilities, and projects as requested

Required

High school diploma or equivalent (some college preferred)
Valid driver's license and automobile insurance. Reliable transportation
2+ years of residential property management experience
Working knowledge of all financial aspects of apartment, build to rent, or residential housing management
2+ yrs of affordable housing experience with Low Income Housing Tax Credit, HOME, and/or Bond Financing (if applicable)
Diverse experience working in multi-family, active adult, and BTR a plus
Knowledge and understanding of Violence Against Women Act (VAWA)
Business and financial acumen to manage and control expenses
Strong leadership and management skills
Exceptional customer service skills
Problem solving skills
Excellent oral and written communication skills
Ability to manage multiple tasks simultaneously
Able to take initiative, set priorities and deadlines, respond quickly and work with a high degree of accuracy
Property management software experience
Proficient in Microsoft Office Suite
Ability to commute to Buford, GA 30518
