VP / Senior Vice President of Investments

Brasa Capital Management is a West Coast focused real estate private equity firm seeking a Vice President or Senior Vice President to join its Investments Group. The role involves sourcing, underwriting, and managing real estate transactions while working closely with senior leadership and providing exposure to various property types across the Western US & Texas.

Responsibilities

Identify real estate strategies and thesis to create and maximize value in new acquisitions across different asset types
Develop and nurture relationships with developers, brokers, operators, capital partners (debt and equity) and market makers, as well as government officials and agencies, in order to identify and execute investment opportunities
Serve as a lead to evaluate and underwrite potential opportunistic real estate acquisitions, joint venture investments, subordinate debt, and note acquisitions
The VP/SVP should be fluent with key legal documents related to the real estate investments and financing
Model, sensitize and interpret investments utilizing Argus and Excel software (with analysts). Present all analysis to the Investment Committee and other stakeholders
Manage acquisition process from beginning to end by working to negotiate, structure, finance, and close new investments
Negotiate the final acquisition price with sellers, including all meetings and coordination with brokers
Coordinate all due diligence activities (investment sales and leasing brokers, lenders, property managers, tax advisors, attorneys, appraisers, etc.) and schedule and execute closings for all acquisitions. Conduct on-site due diligence, as needed
Work directly with lenders / financing brokers on new loans, as needed
Assist in the preparation of fund offering materials, including investor presentations, due diligence questionnaires, and presentation and acquisition proposals to firm management. Assist in the preparation of quarterly investor letters and reporting materials inclusive of updates regarding new investments, divestitures, and major leasing activities
Manage leasing, capital and development plans and prepare business plan updates and valuation analysis for portfolio assets
Report on the financial performance of portfolio assets with financial model updates and periodic market data analyses for existing portfolio assets including deal tracking metrics and comparisons of actual results to pro forma
Maintain oversight of development workstreams. Provide coordination between the Design and Construction team (partner) and the investment team
Monitor assets for compliance with financial covenants. Provide recommendations for refinancing, recapitalizing and/or exiting investments
Manage the disposition of any assets targeted for sale including selecting brokers, performing asset reviews, understanding appropriate marketing methods and pricing, approving content, quality and timing of offering materials. Lead response and negotiation efforts through execution of purchase and sale agreement, due diligence, closing, and post-closing activities
Research general market and economic conditions – track market vacancies, absorption, rents, new construction – and summarize and disseminate developing trends that can inform acquisition and portfolio strategy
Evaluate competitive buildings, relevant sale & lease comps, economic drivers and historic market rents
Compile, summarize and disseminate consolidated economic research reports quarterly
Complete market visits to coverage markets to establish/grow relationships with powerful local players and provide a firm opinion on submarkets and desired assets
Act as an effective player/coach and participate in training and managing the firm’s junior personnel as they gain more experience
Evaluate, monitor and manage analysts and associates on the team with workflow. Handle performance evaluations and critique several times a year while providing coaching, mentoring and management of projects and performance

Required

10+ years of demonstrated acquisitions experience in sourcing, evaluating, underwriting, and closing real estate acquisitions
Previous experience from a top investment bank, real estate or PE firm required
Bachelor's degree from a top university specializing in Business, Finance, Real Estate, Accounting, or related field with a minimum of a 3.5 GPA required
Ability to make decisions that reflect long-term value creation and alignment with capital partners
Hold a generalist mindset with the ability to contribute across functions and disciplines
Solid grasp of all aspects of real estate investment, financing, acquisition, and disposition processes, including market analysis, financial analysis, investment pro formas, property valuation, and capital markets
Be a self-starter and show high initiative and drive to explore innovative solutions and opportunities
Ability to be strategic but also hands-on is critical
A high sense of urgency is also expected
Provide strong leadership and operate effectively in a collaborative environment
Serve as a valuable influencer and team player
Inspire and motivate team members, fostering a culture of cooperation and mutual respect
Build trust-based relationships with JV partners, brokers, and internal stakeholders
Exhibit strong project management skills with centralized oversight of capital investments
Ensure seamless execution of projects
Leverage analytics to develop business plans that inform key decisions and achieve financial returns
Expert skills in Microsoft Excel, including strong modeling capability

Preferred

Master's Degree or M.B.A. in complementary discipline is a plus but not required
West coast experience is required
Exposure to industrial, multifamily, office, as well as development investments would be ideal
