Responsibilities

Lease Analysis & Abstracting: Interpret commercial lease language to identify recoverable expenses, billing caps, exclusions, and pro-rata share calculations

CAM Reconciliations: Perform basic to complex annual calculations by comparing estimated tenant payments against actual operating costs incurred during the fiscal year

True-Up Processing: Calculate and process "true-up" adjustments to bill tenants for underpayments or credit them for overpayments

Expense Pool Management: Maintain and update expense pools within accounting software to ensure costs are correctly allocated to specific tenant groups

Budgeting Support: Collaborate with property managers to develop annual recovery estimates and impound budgets based on financial forecasts

Dispute Resolution: Research and resolve tenant inquiries or disputes regarding billing accuracy by providing detailed work papers and audit trails

Audit Facilitation: Lead the response to tenant-initiated audits by compiling necessary backup documentation, including invoices and general ledger entries
