Program Manager - Buildings and Grounds
NetApp Learning Services is part of the Workplace Experience team, providing essential services in supporting Corporate Real Estate and Facility Operations. The Facility Support Program Manager is responsible for the operation and maintenance of facility grounds and building systems, requiring expertise in landscaping, irrigation, and critical systems management.

Responsibilities
Understand the mission critical goal to include the day-to-day operation, maintenance, and modification of systems which may include the following: roofing maintenance and repairs, safe elevator operations, irrigation system upkeep and repairs, landscaping best practices, drywall and painting as well as soft services
Manage the campus wide irrigation system which includes monitoring the time-clock, watching for leaks and ensuring the turf is properly irrigated at all times. Plans for winerization of system
Coordinates with the WX team members, internal client teams and outside vendors to ensure synchronous scheduling of vendor-performed preventive and corrective maintenance or repair tasks
Communicates and reports on repair status. Ensure customer satisfaction throughout the process
Provides support outside normal working hours, as required
Handles minor RTP related projects related to the program and acts as PM with support or guidance from the Facility Operations Manager
Support renewal of vendor contracts and reviews KPI’s to ensure vendors perform to NetApp’s standards
Responisble for the safe and efficient operation of all elevators, ensuring compliance with state requirements
This position must respond (onsite) to emergenices or ciritcal situations
Receives work orders for Preventive and Corrective maintenance on associated systems and building physical structure. Consult with supervisors and staff as appropriate to identify and order necessary material and personnel to complete all maintenance and perform necessary work. Finalize work orders by completing necessary documentation
Monitor the reliability and repair of the EV charging stations and serve as primary contact to the vendor for repairs
Owns and acts as the SME for the landscaping, irrigation, roofing and elevators
Manages the maintenance of the bioretention systems
Determines equipment or system and plans for replacement
Performs drywall repairs and painting as needed
Replaces ceiling tiles, carpeting, flooring and maintains appropriate stock levels
Ensures all spaces are orginaized and clean at all times
Responds and performs enrgency repairs of roof leaks to mitigate impact to employees
Plans for the winterization of the irrigation system
Ensures landscaping and turf is treated per indusrty best practices to maintain a sightly appearance at all times
Supports capital projects in a support level capacity
Gathers vendor contract renewal documentation a pricing and adjusts scope as required
Collaborates with IT, Engineering, AV or Security for various repairs or projects
Works closely with Facility Technicians on repairs and collaboration on projects
Adheres to irrigation and landscaping best practices and seasonal work or plantings
Maintains recreational areas
Perform monthly, weekly and daily tours of the Buildings and Grounds program, reporting back to management on conditions
Enters vendor Pruchase Orders and minor financial planning
Suggests landscaping enhancements
Additional job duties as requested
Performs job duties with a safety mindset
No formal supervisory responsibilities in this role
Qualification
Required
High School diploma or GED
5+ years' experience in large commercial facility operations
5+ years' experience managing and maintaining commercial irrigation systems
5+ years' experience with commercial landscaping upkeep of plants and turf
5+ years' experience with elevator operations and roof maintenance
Experience with CMMS ticketing or similar maintenance management systems
Ability to read drawings and construction as-builts
Ability to read and follow maintenance and repair manuals
Requires excellent time management skills
Knowledge of data center environments a plus
Proficient in MS Office Suite, specifically MS Excel and other data base spreadsheet applications along with Adobe programs
Valid Driver's License
Physical requirements include standing, walking, working on ladders, working in tight spaces, and carrying 50 pounds
