Architecture Manager

Responsibilities
The Manager will assume the lead role for coordinating pre-construction daily activities of the Store Development, Real Estate, Legal Departments
They will act as the coordination point for outside engineers and consultants as it relates to performing due diligence, design development, and construction drawings of new stores, expansion projects, remodels, and fuel stations
They will have a thorough understanding of local, state, and federal regulatory agencies and their processes as related to the building permit reviews and approvals
They will communicate the interests of Weis Markets, Inc. to government agency officials and conduct negotiations on behalf of Weis Markets Inc
Initiate projects: Establish project teams with the Director of Architecture for assigned projects, completes project initiation documents which include detailed work scope/outline, budget, and schedule for completion
Manage project implementation: Ensure that all steps follow Weis operating procedures and maintain the planned delivery schedule
Keep internal clients informed of the on-going project status and provides strong guidance and support to the members of the project team
Coordinate with peers: Work with other project managers throughout Weis to avoid conflicts in schedule
Maintain project records all actions and changes throughout the design and construction process
Have a thorough understanding of the permit process and the ability to accommodate the unique requirements of the authorities having jurisdiction, representing the interests of Weis to those agencies
Work with public utilities to identify specific needs and easements affecting building design and usage
Serve as the central point of contact for Weis Store Development, Real Estate, Legal Departments, and functional areas of the business stakeholders relative to ongoing activities in the areas of responsibilities
Coordinate with Weis Construction to develop budgets and construction schedules
Work with Weis Land Development and construction to develop Standardized Building Design Criteria and maintain standards during the design process
Function as the technical advisor to all internal departments regarding matters of building design, due diligence, and related activities to the pursuit of project approvals
Initiate, draft, and negotiate contracts and/or purchase orders for approval
Perform contract administration functions. To include review and approval of Construction Change Orders Proposals (COP), shop drawings & submittals
Responds and manages Requests for Information (RFI)
Research and present new products / processes that have the potential to result in increased efficiency and life-cycle savings to Weis projects and facilities
Ensure that project costs align with the approved budget; discuss variations with internal leadership, and issue change orders to reflect approved changes
Maintain project schedules and communicate reports to relevant stakeholders and senior management
Assist in administration of budgets, contractor/vendor payments, tracking, and settlement for contracted work
Regularly evaluating performance, seeking out new consultants, and keeping that pool current to changes on building design criteria
Understand the strengths and areas needing improvement for assigned project staff
Manage, support, and evaluate each toward
Be proactive in presenting and communicating the project to local permit authorities and in-house senior management
Maintain contact with vendors: Meet regularly with key architects and engineers to discuss current projects, evaluate firm performance, and identify areas of improvement
This associate will supervise a team, currently composed of (3) internal project managers and an administrative assistant

Applicants must be authorized to work for any employer in the U.S
Thorough understanding of local, state, and federal regulatory agencies and their processes as related to the building permit reviews and approvals
Strong project management skills including initiation, implementation, and coordination with peers
Ability to maintain project records and communicate project status to internal clients
Thorough understanding of the permit process and ability to accommodate unique requirements of authorities having jurisdiction
Experience working with public utilities to identify specific needs and easements affecting building design and usage
Ability to serve as the central point of contact for various departments and stakeholders
Experience in developing budgets and construction schedules
Technical advisory experience regarding building design, due diligence, and project approvals
Experience in initiating, drafting, and negotiating contracts and/or purchase orders
Experience in contract administration functions including review and approval of Construction Change Orders Proposals (COP), shop drawings & submittals
Ability to research and present new products/processes for increased efficiency and life-cycle savings
Experience in controlling project costs and ensuring alignment with approved budgets

Ability to develop and maintain a pool of competent consultants
Experience in managing and developing project staff
Ability to perform as a public relations ambassador and communicate projects to local permit authorities
Experience in maintaining contact with vendors and evaluating firm performance
