Responsibilities

Manage daily site operations including leasing activity, delinquency management, auction compliance, and vendor coordination

Review tenant concerns escalated via the call center and serve as the first point of contact for resolution

Monitor performance trends (delinquencies, occupancy shifts, customer feedback) and escalate to the Operations Manager when necessary

Supervise and verify BOG task completion (unit prep, lock audits, photo/video uploads, trash removal, minor maintenance)

Confirm task accuracy through StoreEdge, HubSpot, and other designated platforms

Maintain accurate records in HubSpot, AI Lien, StoreEdge/Sitelink, and Storage Reach

Audit delinquency, auction timelines, and site readiness to ensure compliance with legal and company standards

Conduct or verify weekly facility walkthroughs, ensuring rent readiness, curb appeal, and hazard-free conditions

Verify vendor services (lawn care, pest control, HVAC, etc.) are completed as scheduled

Escalate vendor performance issues to the Operations Manager

Review tenant sentiment via Storage Reach, flagging patterns or negative trends

Support initiatives to maintain positive reputation and operational consistency
