Responsibilities

Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability
Foster a team culture rooted in excellence, integrity, and the Live It values of kindness, connection, and service
Supervise vendor partners, ensuring work is completed timely, safely, and to company standards
Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution
Proactively identify and resolve service needs throughout the community
Maintain and execute quarterly preventative maintenance programs to protect the physical asset
Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight
Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet Hawthorne quality standards
Personally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in
Implement and maintain a preventative maintenance plan for all buildings and equipment
Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained
Support curb appeal and a welcoming environment through daily attention to community appearance
Conduct on-call emergency service rotation as scheduled
Respond to service requests in a timely, thorough, and professional manner
Follow safety guidelines in accordance with OSHA and company policy and standards

Qualification

Required

High School or GED equivalent
Minimum of 3 years' experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical
Valid Driver's License
EPA certification

Preferred

Prior supervisory or lead technician experience strongly preferred
CPO Certification* highly preferred
