Development Director

Community Home Trust is a mission-driven community land trust dedicated to supporting long-term housing affordability and resident stability. The Director of Development is responsible for the strategic direction and execution of CHT’s development program, including annual appeals, stewardship of donors, grants, and fundraising events.

Responsibilities

Set vision and strategy for a comprehensive individual giving program that fuels organizational priorities, aligns with community-centric values, prioritizes donor retention and lifetime value, and drives sustained growth in both revenue and donors
Prepare and execute an annual development plan
Provide strategic direction and support to the Communications Manager to lead integrated annual campaigns and donor stewardship strategy, including compelling, strength-based content, and segmentation
Partner closely with the President and CEO to lead and refine a moves management system that includes identification, qualification, cultivation, solicitation, and stewardship for individual giving
Design metrics and reporting to monitor program health and performance
Provide vision and leadership for donor cultivation and fundraising, including signature fundraiser Foundation of Home Awards, overseeing strategy, revenue goals, budget, donor experience, and related engagement activities
Supervise the contract event producer responsible for event logistics and project management (e.g. timelines, vendor management, and event execution)
Under the direction and in collaboration with the President and CEO and the VP of Strategy and Operations, develop a grants management program that oversees prospecting, proposal development and submission, reports, and relationship-management that align with organizational priorities
Oversee operational excellence across gift processing, acknowledgements, data hygiene, and monthly reconciliation; uphold compliance and ethical fundraising standards
Drive continuous improvement of CRM and other technology and data management tools (currently Salesforce, GiveLively), segmentation, reporting and analytics, and insights to enable data‑driven strategy and forecasting
Lead reporting and insights to President and CEO, CHT staff, Board of Trustees, funders, and community stakeholders, highlighting results, recent activity, priority actions, and progress on fundraising strategies and campaigns

Required

Minimum 5 years of extensive direct fundraising experience, including annual giving campaigns and fundraising events, grant management, and major gifts
Demonstrated skill in storytelling and case development, writing grant proposals and reports, and management of the grants process
Demonstrated skill in developing and following through on strategies to engage prospective and current donors in the cycle of cultivation, solicitation, and stewardship
Emotional intelligence and interpersonal skills to connect authentically with people in one-on-one and meeting/group settings, identify donor motivations, cultivate trust, and motivate internal and external stakeholders to act
Sound judgment, adaptability, and a bias toward action in ambiguous situations
Growth mindset, openness to feedback, and ability to work effectively within and across teams to achieve shared goals, with an awareness of positional power and lived experience
Strong organizational and project management skills, meticulous attention to detail, follow-through, and resourcefulness in prioritizing time and leveraging networks for impact
Proficient with donor databases (Salesforce preferred), prospect research tools, and Microsoft Office; comfortable learning and adopting new technologies to enhance efficiency and donor engagement
