Responsibilities
Manage and optimize a portfolio of retail real estate assets across multiple markets in alignment with company growth strategies
Support new store development, relocations, renewals, and dispositions to ensure market coverage and financial performance objectives are met
Partner with senior leadership to execute short- and long-term real estate plans that support brand elevation and operational excellence
Lead direct lease negotiations with landlords, brokers, and developers, securing favorable economic and legal terms
Evaluate market opportunities and site viability, including demographics, trade areas, and competitive landscapes
Coordinate with internal partners to ensure smooth execution from site selection through lease execution and store opening
Conduct financial modeling and deal analysis, including rent structures, occupancy costs, ROI, and long-term portfolio impact
Prepare and present real estate deal recommendations with clear financial rationale and risk assessment
Monitor real estate performance metrics and proactively identify opportunities for cost savings and value creation
Partner closely with Store Operations, Construction, Finance, Legal, and Merchandising to ensure alignment throughout the real estate lifecycle
Support internal stakeholders with real estate insights related to market performance, timing, and feasibility
Ensure compliance with internal approval processes and external regulatory requirements
Qualification
Required
Bachelor's degree in Real Estate, Business, Finance, or a related field required
5+ years of experience in retail or commercial real estate, including direct lease negotiation experience
Proven ability to manage a real estate portfolio and support growth strategies across multiple markets
Strong financial acumen with experience in real estate deal modeling and analysis
Ability to travel as needed to support market reviews and site evaluations
Preferred
Experience working in fast-paced, growth-oriented retail environments
