Senior Site Due Dilligence

Responsibilities
Act as the initial technical evaluator for prospective data center sites across electrical, mechanical, architectural, civil, and IT/LV considerations
Support site evaluation and feasibility efforts by identifying technical risks, constraints, opportunities, and required upgrades
Serve as the design team lead from initial site concept through lease execution/acquisition, coordinating all design-related activities during these early phases
Review provider proposals, capacity offers, utility information, conceptual layouts, and as-built drawings to determine alignment with CoreWeave's design principles
Interface directly with landlords, developers, data center providers, and utilities during early due diligence
Prepare concise technical assessments and early go/no-go recommendations to guide which sites advance to deeper analysis
Prepare and manage dashboards or equivalent tools to track technical progress, risks, land-use considerations, and milestones for all active candidate sites
Evaluate land use, zoning, permitting, and entitlement feasibility at a high level, identifying potential regulatory constraints or municipal approval risks that may impact schedule, density, or constructability
Collaborate with internal SMEs and the broader design team as required—resolving early-stage questions independently where possible and escalating discipline-specific topics efficiently to the right experts
Participate in early design and scoping discussions to establish alignment on CoreWeave requirements and technical expectations
Review site infrastructure capabilities including power availability, redundancy options, upstream utility constraints, delivery timelines, and required upgrades
Assess mechanical feasibility including heat rejection options, water availability/quality, mechanical yard capacity, and compatibility with CoreWeave cooling strategies (e.g., chilled water plants, CDUs, TCS loops)
Evaluate building suitability including structural capacity, floor loading, egress paths, ceiling heights, roof strength, envelope condition, and potential for expansion
Develop high-level conceptual MEP assessments and identify site blockers that could impact constructability, density, schedule, or cost
Identify and document site-specific technical risks, delineating clear potential impacts to scope, schedule, and long-term scalability
Produce technical due diligence summaries that communicate feasibility findings, required upgrades, regulatory considerations, and alignment with CoreWeave's broader design and operational requirements
Engage in early technical workshops with providers to ensure proper interpretation of CoreWeave design expectations and project objectives
Ensure technical requirements are correctly reflected in early documentation such as LOIs, provider proposals, and preliminary agreements
Perform a structured technical handover to the assigned Design Manager for each site once a lease is executed or the site is acquired, ensuring seamless continuity into full project design
Qualification
Required
5+ years of experience in data center engineering, MEP consulting, site selection, due diligence, or early-phase design/development
Bachelor's degree in Mechanical, Electrical, Civil, or Architectural Engineering—or equivalent relevant experience
Broad technical competency across electrical, mechanical, civil/structural, and architectural fundamentals; ability to evaluate multi-discipline issues without full SME support
Strong understanding of utility infrastructure (power delivery, substations, feeders, water sources, permitting considerations, etc.) and their impact on site feasibility
Experience reviewing capacity offers, conceptual site plans, utility data, and building documentation from data center providers or developers
Familiarity with land use, zoning, and entitlement processes, and the ability to identify regulatory risks that may affect feasibility or schedule
Ability to translate complex technical information into clear written assessments and concise go/no-go recommendations
Strong interpersonal skills with experience engaging landlords, utilities, developers, and real estate teams
Experience in or exposure to data center design standards, including cooling strategies, power distribution, redundancy concepts, and scalability considerations
Demonstrated ability to work independently during early assessments and to exercise sound engineering judgment
Excellent communication, technical writing, and presentation skills, with the ability to brief leadership and cross-functional teams effectively
High level of comfort operating in a fast-paced, dynamic environment where rapid technical vetting and efficient decision support are essential
Ability and willingness to travel to prospective sites across the region as required
