Responsibilities

Maintains accurate records, files, reports, equipment and drawing files for building operations which can include reviewing timesheets to ensure that facility is adequately staffed at all times
Follows all requirements for safety, insurance and code requirements
Manages technician work orders and work requests; assists and supervises the maintenance and repair of all mechanical, electrical, plumbing, HVAC and other related equipment in the facility
Reviews preventative maintenance and equipment log sheets and monitors work to ensure it is completed in accordance with department standards
Coordinates purchasing parts and supplies for maintenance activities; assists others in negotiating with suppliers, vendors, and contractors for purchase agreements, pricing commitments, and contracts
Supervises special work performed by outside contractors and reports any deviancies from company standards to leaders
Other duties as assigned

Required

High School Diploma or GED
A minimum of eight (8) years of experience in the HVAC industry to include installation, repair or maintenance
A minimum of five (5) years experience in building operations with emphasis on electrical, plumbing and HVAC systems, including compressors, chillers, boilers, air handling units and other equipment
Demonstrates excellent organizational/interpersonal skills and safety as the utmost priority
Proficiency in Microsoft Applications and PC skills
Possesses EPA refrigerant certification
Must have Mechanical Journeyman license with the State of Oklahoma
A State Boiler Operators license
A first class Engineer's license with City of Tulsa
Ability to read plans and schematics and troubleshoot building systems
Demonstrates ability to supervise personnel, prepare work schedules and communicate effectively
Must be willing to work after hours, on-call rotations, nights, weekend shifts and holiday as the need arises
Successful completion of a background investigation conducted through the FDIC is required as a condition for obtaining an additional access badge

Preferred

Two (2) year degree from Vocational/Technical/Business School
