Project Manager

King Asphalt, Inc. is seeking a Project Manager responsible for the efficient management of various construction projects. The role involves overseeing project operations, managing schedules, budgets, and subcontractors while ensuring compliance with local laws and maintaining good relations with clients and stakeholders.

Responsibilities

Supervise, either directly or through subordinates, all construction operations on assigned project(s) to achieve maximum efficacy and performance on time and within estimated budget
Monitor the status of assigned project(s) and bring suggestions to the attention of the division manager as to how improvements could be made in such areas as crew sized, performance methods, techniques quality work, value engineering, etc
Monitor closely all cost and yields within area of responsibility and be constantly alert to any change in the relationship of the two which might be adverse
Meet with engineers to estimate and price change order work and meet with clients to coordinate required design changes ant to negotiate change orders as necessary
Conduct a continuous evaluation of the following items: plants and schedules, salaries, promotions and job assignments, equipment performance and needs, personnel quality control, customer relations, on the job safety, security, crime prevention procedures and subcontractors
Develop progress schedules, monthly schedules and weekly schedules, schedules support crews and subcontractors to expedite and facilitate assigned project(s)
Coordinate and control the work of all subcontractors, ensure subcontractors receive adequate notice of starting dates and that the job is ready for them to begging work when they report to the project. Check the subcontractor’s performance to ensure they comply with job specifications and company policies and procedures
Maintain close contract and good relations with the general public, engineers, inspectors, customers and customer presentative to facilitate job progress and to promote a positive company image
Review all required daily reports and verify their correctness
Monitor closely the accurate execution of purchase orders, delivery tickets and their routing to inspectors and purchasing agent
Study and be knowledgeable of all local ordinances and laws concerning construction and its related activities to ensure compliance of all activities undertaken, arrange for permits as needed
Work closely with contract administrator and staff in the preparation of all monthly billings. Verify the correctness of all monthly quantities submitted
Maintain close contact with clients in regard to the collection and status of payment for work rendered by the company and ensure timely collection
Check and approve invoices for project(s) and subcontractors, prepare information for accounts receivable for the accurate processing of invoices
Review and analyze with scheduling coordinator monthly cost reports, schedules and cash flows regarding assigned project(s)
Assist and direct personnel in the following areas: using equipment in a safe and proper manner, improving job performance, controlling cost and quality of work, increasing productivity, improving communications selecting, training and developing personnel and adhering to company policies and procedures
Participate in the periodic evaluation of all assigned employees, discuss employee’s contribution to the company, their development and possible pay adjustment
Cooperate with the human resources and risk managements, being knowledgeable as to all as [acts of safety, ossia. Equal employment and affirmative action programs. Insist upon compliance among all personnel and subcontractors by directing and monitoring weekly toolbox meeting and meetings as may be required
Marketing responsibilities include following up on all leads until jobs evolve into construction drawings, obtain plans and specifications for the availability to estimating department, responsible for all follow up on proposals until the contract is awarded or denied, serve as liaison by maintaining close contract with clients to ensure repeat business
Confer regularly with division manager concerning job problems or unusual development, perform additional duties as directed by vice president

Required

A degree in construction management or five years of verifiable experience required
Broad knowledge of the discipline of civil engineering and/or project management
