DSCR Processing Team Lead

The DSCR Processing Team Lead is responsible for managing the loan processing team to ensure efficient and compliant processing of loans, while also enhancing quality and team performance.
Responsibilities
Proactively manage the team's workflow and pipeline to consistently meet or exceed the targeted 30-day average team turn-time from processing stage to CTC
The Team Lead will put a heavy focus on Pipeline management & TOE adherence
Daily pipeline reviews: Review team pipelines daily to ensure TOE date is being adhered to
Bottleneck Resolution: The Lead is responsible for identifying bottlenecks, process gaps, or training needs that impede flow. This includes immediately reallocating resources or escalating complex file issues to underwriting or management to prevent delays
Elevate the overall quality of loans submitted for final underwriting to ensure immediate clearance by underwriting and diligence teams, specifically targeting a significant reduction in processing defects
Defect Rate Reduction: The Team Lead will execute strategy to reduce the overall monthly defect rate
CA Management: Train CAs on all policy changes and updates
Monitor file assignments for accuracy and equal file distribution
Assign/reassign PODs as needed
Drive the team's performance to ensure that 90% or more of all initially submitted loan files receive an "A" (no defects) or "B" (minor, non-material defects) grade from diligence review
Conduct a root-cause analysis on all "C" or "D" graded files, monthly. Use this data to create and deliver individualized coaching and targeted training
The Lead will conduct weekly spot-checks on a minimum of 5 active files to verify compliance integrity before final underwriting submission
Assist with unit & volume goal settings
Assist with technology changes, updates or new processes
Conduct structured meetings with each direct report to review performance and provide constructive feedback as needed
Conduct monthly 1:1 meetings and yearly 360 reviews
Implement a consistent system for recognizing high performance and success, promoting a positive team culture
Be part of the interview process and personally conduct the initial training for all new DSCR processors
Rotation of topics based on defects, process changes and/or internal feedback on processor
Preform write ups and handle base level disciplinary action
Establish and maintain professional working relationships with Leads/managers in underwriting, sales, closing, diligence, servicing/payoffs, and legal
Serve as the first point for all DSCR-related issues from internal departments
Weekly reports should be focused on current workflow status to allow for immediate adjustments
Keep accurate accounts of weekly projections and provide reasons for pushed loans
Provide findings of weekly team spot checks reviewing: Intro call log in file, Call data from RingCentral (outbound, answered & missed), Day 1 accountability, Ensure follow ups to borrower & third party vendors meet our SLAs, Turn Times: Report collective increase/decrease, Defect Age: Monitor emails from diligence to ensure processors are adhering to the 10 day turnaround time for missing conditions
Continue generating defect reports highlighting: Forecasted vs Actual– with reasons for files that were projected but not closed, Initial processor grade report, Trend increase of defects throughout the month, Root cause trends by defect, Defective file breakdown by processor, Processor defects by category breakdown, Include analysis of C & D graded files, Processor Monthly recap: Positive recognition, Areas of opportunity, File management, Internal/external complaints or complements, General observation or any concerns
Qualification
Required
Proven experience in loan processing or a related field
Strong leadership skills with the ability to coach and mentor team members
Excellent communication skills to liaise with internal and external stakeholders
Ability to manage workflow and pipeline effectively
Experience in quality control and compliance verification
Strong analytical skills to conduct root-cause analysis and generate reports
Ability to identify bottlenecks and implement process improvements
Experience in training and developing team members
Proficient in using technology and software related to loan processing
Ability to handle disciplinary actions and performance reviews
