Responsibilities
Full operational ownership across Class A office and commercial real estate assets
Design, implement, and enforce company-wide SOPs, governance, KPIs, and reporting
Scale the operating platform with institutional / Fortune-500-level rigor
Establish accountability, cadence, and decision discipline across the organization
Own NOI performance across the portfolio
Direct responsibility for budgets, forecasting, variance analysis, and cost controls
Oversight of CAM / NNN structures, reconciliations, and recoveries
Ensure clean, accurate, executive-ready reporting for ownership
Oversight of tenant improvements, renovations, and capital programs
Manage project delivery, risk, timelines, and cost discipline
Coordinate architects, engineers, contractors, and third-party managers
Ensure capital is deployed efficiently and operationally sound
Partner with leasing leadership to ensure leasing strategy aligns with operational readiness and asset business plans
Oversee tenant onboarding, build-out coordination, and operational handover
Lead all operational functions, including property management, engineering, facilities, and support teams
Set organizational structure, hiring standards, performance expectations, and accountability
Build a high-performance culture in a founder-led, fast-moving environment
Act as a trusted operating partner to the Founder
Translate vision into execution without bureaucracy
Reduce founder involvement in day-to-day operations through strong systems and leadership
Qualification
Required
Senior commercial real estate operator with prior COO, EVP Operations, or VP Operations experience
Deep background in office and mixed-use assets
Proven ownership of CAM, OPEX, budgets, CapEx, and NOI
Experience scaling platforms within institutional owners, REITs, or private operators
Comfortable leading multi-disciplinary teams across multiple assets
Executive presence: calm, decisive, credible
Thrives in a high-expectation, founder-led organization
