Commercial Real Estate Analyst, Acquisitions & Dispositions & Debt (“Analyst”)

CIP Real Estate is a full-service real estate investment company focused on the acquisition, repositioning, re-branding, and management of industrial assets. The Analyst will work primarily with the Acquisitions/Dispositions and Asset Management Teams, producing underwriting models, reviewing market assumptions, and assisting in the preparation of business plans and closing packages.

Responsibilities

Produce and maintain underwriting models using Argus Enterprise and Microsoft Excel
Review market leasing assumptions, revenue and expense projections, and opinions of value
Run multiple analyses to evaluate best and worst-case scenarios
Incorporate different acquisition debt scenarios relating to project Business Plans
As necessary, coordinate, compile and review documents related to potential acquisitions, dispositions, and financing
Perform review of leases, vendor reports, historical income and expense statements, occupancy history, etc
Assist in preparation of Business Plans and closing packages for each acquisition
Prepare and review estoppel certificates as needed for acquisitions, dispositions and refinances
Assist in preparation of 'acquisition pipeline' schedules for Investment Committee and Board meetings
Maintain Argus Enterprise models for all CIP-owned assets, as necessary
Update rent rolls, market lease assumptions, lease-up projections, and operating and capital expenses (in communication with marketing and property management departments) to reflect the latest property and market conditions
Assist in quarterly valuations of CIP-owned assets through applying income capitalization, net present value, and sales comparison approaches
Collect market information from outside brokers and CIP’s Marketing Department to incorporate into reports, including general market data and current sales and lease comps
Work with CIP management, capital advisors, and legal counsels in the review and analysis of loan documents to support negotiations with lenders
Monitor existing loan documents for compliance with financial covenants
Prepare and maintain loan abstracts for property-level debt

Required

Bachelor's degree in Business, Finance, or Real Estate
0-3 years of work experience in the Real Estate or Finance industry
Excellent oral and written communication skills
Excellent organizational skills and attention to detail

Preferred

High level of proficiency in Microsoft Excel and Argus competency
