Responsibilities

Implement the Purchasing Process

Develop budgets and solicit bids for new communities

Prepare material take-offs and cost estimates with subcontractors and consultants

Evaluate subcontractors and negotiate effectively with vendors to secure fair contracts

Analyze proposals and prepare bid-award packages with detailed cost breakdowns

Archive critical supporting documents on SharePoint in compliance with requirements

Ensure an efficient flow in the contract administration process

Drive Process Improvement

Streamline labor and material supply chain operations with the construction team

Identify cost reduction opportunities while eliminating material waste and pricing discrepancies

Leverage national contracts and economies of scale for division benefit

Manage Options

Oversee the creation and maintenance of sales and studio options

Keep the options database current with changes and upgrades

Oversee New Product Plans

Manage maintenance and development initiatives in collaboration with KB Architecture

Coordinate New Community Setup and Community Plan Ads

Manage new community setups including direct cost budgeting

Coordinate community plan ads from bid solicitation to activation for sale

Required

A High School Diploma is required; an Associate or Bachelor's Degree in Business, Accounting, Communications, Construction or a related field is preferred

A minimum of 3 years of progressive experience in material and/or trade partner procurement

Familiarity with residential construction processes and components for single-family and multi-family homes

Proficiency in analyzing direct costs to maintain or improve budgets

Strong multitasking, organizational, communication, and problem-solving abilities

Excellent negotiation skills, a cooperative attitude, and the ability to interact professionally with internal and external partners

Strong mathematical aptitude, advanced Excel and analytical skills, and proficiency in Microsoft Word and Outlook

Experience working with various computerized systems

The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation

Ability to move about work location

Ability to drive/travel throughout the designated area to construction sites as needed
