Responsibilities

Monitor and maintain all mechanical and electrical systems including HVAC, refrigeration, boilers, pumps, and piping; perform preventive maintenance tasks and oversee repair schedules while reviewing operational logs to ensure proper equipment function
Ensure adequate inventory of tools and supplies through purchase order preparation, vendor sourcing, and regular inventory assessments to maintain building operations
Supervise and coordinate all contractor activities within the building, whether representing the building management or tenant operations, ensuring work quality and compliance
Develop, review, and continuously improve Methods of Procedure (MOPs) and Emergency Operating Procedures (EOPs) while maintaining all infrastructure documentation, building drawings, and regulatory compliance records
Identify and remediate safety hazards, implement safety training programs, ensure compliance with all federal, state, and local regulations, and alert management to building discrepancies
Supervise engineers and maintenance staff including hiring, training, and development while ensuring the Critical Facility Work Authorization process is understood and followed by all staff, tenants, and contractors
Provide comprehensive training on tool usage, maintenance procedures, safety protocols, and troubleshooting while recommending external courses and maintaining professional standards across the operations team

Required

7+ years facility related work experience, including building engineering, customer service, leadership
Managerial experience (overseeing team of building engineers)
Comprehensive knowledge of maintenance processes
Understands aspects of construction planning and execution
Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation
Working knowledge of computer applications including Microsoft Office and CMMS systems
Demonstrated verbal/written communication skills
Proven record of excellent internal and external customer service

Preferred

Certification as a Universal Technician for CFC's (or within 90 days of employment)
Operating Engineers license (SMA) or equivalent
