Project Manager

Infill Innovation is San Diego’s fastest-growing residential real estate developer, and they are seeking a highly skilled and motivated Project Manager to oversee all aspects of project execution. The role involves ensuring projects are delivered on time, within budget, and to the highest quality standards while coordinating with architects, engineers, and city departments.

Responsibilities

Drive, monitor, and track development deals from acquisitions through construction
Create and enforce deadlines to ensure project timelines are met
Obtain complete property packages from acquisitions, including all escrow documents, photos, underwriting, and new unit layouts
Coordinate with in-house design team for architectural drawings and plans
Request proposals and contract with outside vendors, such as engineers and planners, based on project size and complexity
Fill out forms, provide documents, and respond to inquiries from outside vendors
Ensure coordination between outside vendors
Review plans and designs from all vendors to ensure consistency with the company’s development vision, reduce costs where applicable, and avoid design conflicts
Check in with city building departments on the progress of review cycles
Prepare a comprehensive handoff package for the General Contractor, ensuring it includes all plans, permits, surveys, and other necessary information
Monitor the budget and timeline throughout the entire project, making necessary adjustments
Track all associated planning costs, including permit application fees, permit issuance fees, school fees, water/sewer fees, and vendor invoices
Prepare budgeting alerts for the Accounting department when large payments are coming due
Ensure project compliance with all levels of regulation, zoning, and permitting
Develop effective solutions to unique problems, requiring detailed knowledge of the process
Provide live, up-to-date reporting on the progress of all projects to supervisors and executives, including time estimates for all major milestones

Required

Bachelor's degree in Architecture, Engineering, Interior Design, or a related field
Minimum of 5–7 years of professional experience, including at least 3 years in a project management role
Demonstrated management experience with direct reports, including performance coaching and professional development
Strong written and verbal communication skills
Outstanding organizational and time-management skills
Ability to manage multiple projects simultaneously and perform effectively under pressure
Strong problem-solving and decision-making abilities
Detail-oriented with a strong focus on quality and accuracy
Strong knowledge of permitting processes, building codes, and engineering disciplines
Proven ability to manage timelines and meet project deadlines

Preferred

Project Management certification preferred
Two or more years of experience working with the City of San Diego Development Services Department strongly preferred
Prior experience in residential real estate development strongly preferred
Serve as a mentor to team members by providing guidance, feedback, and career development support
Foster a collaborative, growth-oriented team environment through regular check-ins and mentorship
Support and develop junior project managers and cross-functional team members
