Financial Analyst - Real Estate Development (Pacific Rim Land)
Goodfellow Bros. is a fourth-generation, family-owned heavy civil construction company with over 100 years of industry excellence. They are seeking a Financial Analyst to support real estate development and investment activities, responsible for budgeting, financial modeling, forecasting, and performance analysis across a portfolio of projects.

Responsibilities
Prepare detailed development and operating budgets for new and active projects
Maintain rolling forecasts for development and stabilized assets
Support annual and multi-year business planning at the project and portfolio level
Track project performance against budget throughout the development lifecycle
Prepare variance analyses and identify cost or schedule drivers
Collaborate with Development and Project Management teams on change orders, reforecasts, and draw schedules
Support lender reporting, including cost-to-complete and sources & uses documentation
Build and maintain acquisition and development pro forma models
Evaluate assumptions related to rents, sales, absorption, cap rates, financing, and exit strategies
Prepare sensitivity analyses to support investment decisions
Assist with underwriting materials and investment memos for leadership review
Analyze financial performance at the project and portfolio level
Track key metrics such as IRR, equity multiple, yield on cost, NOI growth, and stabilized value
Support asset management with lease-up tracking and refinance or exit scenario analysis
Prepare monthly and quarterly financial reports for executive leadership
Present financial status, risks, opportunities, and forward-looking forecasts
Provide ad hoc financial analysis for strategic initiatives and capital planning
Improve budgeting, forecasting, and modeling processes for accuracy and efficiency
Support financial controls, documentation, and data integrity across systems and reports
Qualification
Required
Candidates must have the legal right to work in the US without employer sponsorship
Bachelor's degree in Finance, Accounting, Real Estate, Business, or a related field
5+ years of finance experience, including 2+ years in real estate development, construction, acquisitions, FP&A, or investment analysis
Advanced Excel skills, including complex financial modeling and scenario analysis
Strong analytical, organizational, and communication skills
Ability to explain financial concepts clearly to non-finance partners and executive leaders
