New Home Sales Specialist
Andries Builders is a company specializing in home construction, and they are seeking a New Home Sales Specialist to drive sales through custom home construction and pre-built spec homes. The role involves guiding clients through the home-buying process, collaborating with internal teams, and ensuring an exceptional customer experience throughout.
Responsibilities
Generate and nurture leads through various channels, including open houses, online marketing, referrals, and community events
Conduct follow-up with potential clients to build rapport and move them through the sales pipeline
Meet with prospective buyers to understand their needs and preferences regarding custom home designs and features
Educate clients on the "On Your Lot" building process, including lot suitability, design, construction timelines, and costs
Coordinate site evaluations to ensure clients' lots meet requirements for the desired home design
Assist clients in the selection and customization of home plans, finishes, and upgrades
Present available spec homes to prospective buyers, highlighting the unique features and benefits of the ready-built homes
Provide tours of model homes and spec properties, explaining construction quality, design, and community benefits
Assist clients in the home buying process, including selecting finishes (if still customizable), financing options, and closing details
Guide clients through the sales contract process, ensuring they understand terms and conditions, financing options, and any customizations or upgrades
Work with internal teams to ensure that contracts, pricing, and any changes are processed accurately and in a timely manner
Maintain ongoing communication with clients to provide updates, answer questions, and resolve issues throughout the home-building or home-buying process
Develop long-term relationships with clients to encourage referrals and repeat business
Work closely with construction project managers, architects, and contractors to ensure that client specifications and customizations are implemented
Coordinate with construction teams for site preparation, utilities, and grading requirements on clients’ lots
Assist clients with the selection of interior and exterior finishes, ensuring timely decision-making to keep the project on schedule
Stay up to date with the builder’s current inventory of spec homes and actively promote available properties to potential buyers
Maintain an understanding of local real estate market trends, neighborhood developments, and zoning regulations
Attend community events, trade shows, and open houses to promote the builder’s brand and generate leads
Meet or exceed monthly and quarterly sales targets for both custom "On Your Lot" homes and spec homes
Accurately document client interactions and sales activities using CRM software
Provide regular sales reports and updates to management
Qualification
Required
Proven experience in residential sales, preferably in custom home building and spec home sales
Strong understanding of the home construction process, with specific knowledge of building on undeveloped lots
Excellent communication and negotiation skills, with a focus on customer satisfaction
Ability to manage multiple clients and projects simultaneously in a fast-paced environment
Strong organizational skills and attention to detail
Proficiency with CRM software and Microsoft Office Suite
Preferred
Experience working for a residential builder with both custom home and spec home projects
Knowledge of local building codes, zoning laws, and real estate regulations
Bachelor's degree in business, real estate, or a related field is a plus
