Director, Operations
Bridge33 Capital is a rapidly growing real estate private equity firm focused on open-air retail real estate. They are seeking a skilled Director of Operations to manage and enhance the efficiency of their Belmar property in Lakewood, Colorado, overseeing operations, maintenance, and tenant coordination.

Responsibilities
Conduct daily walk-throughs of the property to ensure physical assets are in the best possible operating condition. Respond rapidly to any operational issues uncovered in property inspections
Manage Property operating expenses within or below budget levels, and effectively manage negative financial variances to overcome or minimize loss within the Property operating budget
Develop a 5-year capital plan to continue ongoing maintenance and enhancements to the property assets and execute against projected capital plans
Manage the preventative maintenance program and oversee preventative maintenance of equipment and record keeping and related logs
Manage the work process for on-going services and capital projects - including developing scope of work, request for proposals, evaluating contractor submissions/bids, developing service agreements, overseeing contracted work, work inspections, assuring project completion in accordance with terms of service agreement and required documentation is delivered prior to project close-out and/or payment
Manage relationships with third party contracted services providers and ensure adherence to the contracts both timely and accurately
Work in conjunction with the Tenant Coordination team to oversee tenant construction
Ensure public safety, Center security and effective risk management
Read and interpret engineering drawings and schematic diagrams
Complete timely review and processing of vendor invoices, to ensure accurate services were provided prior to payment
Knowledge of leases to determine financial responsibility of operational issues
Oversee operations in a crisis ensuring the safety and security of all customers, tenants, guests, and assets
Establish strong relationships, including potential frequent interaction with key civic leaders (code officials, fire and safety, etc.)
Qualification
Required
Possess a minimum of 5 years' prior experience in operations, facilities or property management
Demonstrated working knowledge of maintenance and operations functions
Possess ability to read and understand blueprints, CAD drawings and other schematics
Demonstrated strong organizational skills with attention to detail
Solution oriented and results driven
Demonstrated proficiency in Word, Excel and Google Docs
