Director of Land Acquisitions & Dispositions

This role is responsible for sourcing, underwriting, negotiating, and closing land acquisition opportunities while leading the strategic disposition of core assets to support the company’s growth objectives.

Responsibilities
Identify, evaluate, and source land acquisition opportunities that align with company growth and investment strategies
Build and maintain relationships with landowners, brokers, developers, municipalities, and other market participants
Lead financial underwriting, feasibility analysis, and due diligence for prospective land deals, including market analysis, zoning, entitlements, infrastructure, and development costs
Structure, negotiate, and execute purchase agreements, options, joint ventures, and other transaction structures
Coordinate with internal teams (development, finance, legal, construction) to advance deals from LOI through closing
Present acquisition opportunities and investment recommendations to senior leadership and/or investment committees
Develop and execute disposition strategies for core land assets
Evaluate market timing, pricing, and positioning for land sales to maximize value
Oversee the marketing process for dispositions, including broker selection, offering materials, and buyer outreach
Negotiate sales contracts, manage buyer due diligence, and coordinate closings in partnership with legal and finance teams
Track and report on disposition performance, proceeds, and return metrics
Actively manage the land portfolio to align with changing market conditions and company objectives
Monitor market trends, land pricing, entitlement environments, and competitive activity
Support annual business planning by forecasting land needs, acquisition budgets, and disposition opportunities
Maintain accurate deal pipelines, reporting, and documentation
Qualification
Required
Bachelor's degree in Real Estate, Finance, Business, Urban Planning, or a related field (MBA preferred)
8+ years of experience in land acquisitions, real estate development, or land investment
Proven experience executing both land acquisitions and dispositions
Strong financial modeling, underwriting, and valuation skills
Deep knowledge of zoning, entitlements, due diligence, and land development processes
Excellent negotiation, communication, and relationship-building skills
Ability to manage multiple transactions simultaneously and work cross-functionally
Proficiency in Excel and real estate financial analysis tools
Preferred
Experience in residential, mixed-use, or commercial land development
Existing broker and landowner relationships in the target markets
Experience presenting deals to executive leadership or investment committees
