Development Controller

Bullpen is a principal-led real estate development firm headquartered in Palm Beach, seeking a Development Controller for an ultra-luxury residential and resort community project. The role involves financial ownership of the development and construction accounting, oversight of club and amenity accounting, tax compliance, and collaboration with senior leadership.

Responsibilities

Full ownership of the general ledger, month-end close, and bank reconciliations
Construction and development accounting across multiple phases
End-to-end ownership of AIA G702/G703 draw processes, including retainage and lien waivers
Close coordination with project management and construction leadership
Accounting oversight for private club and amenity assets, including event-driven and hospitality-style revenue streams
Allocation of shared infrastructure costs between sellable residential inventory and retained club/amenity assets
Capitalization and long-term planning for high-touch amenities
Act as the internal point of contact for external CPAs
Prepare trial balances and supporting schedules for partnership tax filings (Form 1065)
Manage Opportunity Zone compliance, including Substantial Improvement testing and timeline adherence
Supervise an Accounts Payable professional
Partner directly with ownership in a highly visible, high-expectation environment
Periodic travel to Tennessee to support site verification and project milestones

Required

7–12+ years of experience in development-side accounting
Prior sponsor / GP-side experience is required
Bachelor's degree in Accounting
CPA required
Strong construction accounting background
Experience with QuickBooks Online or Sage Intacct (construction modules)
Advanced Excel skills, including complex cost allocations and waterfalls
Highly detail-oriented and accountable
Comfortable with direct feedback and high standards
Confident, thoughtful communicator who can push back respectfully
Motivated by project quality, complexity, and long-term impact—not just title or bonus

Preferred

Background in luxury residential, resort, club, or master-planned community development strongly preferred
