The role focuses on maintaining property upkeep, implementing preventive maintenance programs, and fostering a positive community environment.

Responsibilities
Lead, train, and schedule maintenance staff to ensure efficient operations
Develop and implement preventive maintenance programs for HVAC, plumbing, electrical, and other building systems
Assign, track, and complete resident service requests in a timely manner
Source, schedule, and oversee third-party contractors for specialized repairs and services
Ensure adherence to OSHA standards and company safety protocols; maintain a safe work environment
Assist in preparing and managing maintenance budgets; control costs for supplies and repairs
Maintain adequate stock of tools, equipment, and supplies; track usage and reorder as needed
Respond promptly to after-hours emergencies and coordinate necessary repairs when on call
Conduct regular inspections of buildings, grounds, and equipment to identify and resolve issues proactively
Keep accurate records of maintenance activities, inspections, and compliance reports
Communicate professionally with residents regarding maintenance concerns and timelines
Ensure all maintenance activities comply with local, state, and federal regulations
Assist with planning and execution of major renovations or upgrades
Salt & snow removal duties
May be eligible for on-call bonus
Qualification
Required
Prior residential maintenance experience is required
Working cell phone
Excellent customer service and sales skills
Valid PA Drivers License and reliable transportation
High School Diploma/GED
